Snug with big bay window and alcove also with a woodburning stove and a very large 50 inch Smart TV, sofa and comfy bean bags. Separate sitting room and snug are perfect for multi generational groups as they allow for extra space and privacy. For further space and convenience, there is also a conservatory including rattan furniture with a beautiful view across the garden to the local village church.

Located next to the charming church of St Botolph’s, Carlton-in-Cleveland, this property combines traditional features with contemporary style to give a group of 8 the perfect base to return to after their days of action-packed adventure. Heading up the stone steps and entering into the property you will find yourself standing beneath the wooden beams that this property boasts; step into the sitting room and past the feature stained glass window of the door to find inviting velvet sofas positioned around the woodburning stove, providing a cosy spot to spend your evenings with your loved ones. Moving through into the kitchen/diner you'll be greeted by its farmhouse charm, housing space for everyone to gather at the table while the chef of the group delights at the array of assisting amenities on offer. The kitchen is fitted to a very high standard with everything required to cook the perfect meal. There is additionally a dishwasher and a Washer/dryer. There are gardens at the front and rear – the latter enclosed to keep children and dogs safe. The superb village pub, The Blackwell Ox is just a two-minute stroll away, famous for genuine traditional Thai food and the old British favourite foods, you can even order a takeaway. There are always six hand pulled real ales and in the winter, a cosy roaring fire. Carlton in Cleveland is a tranquil location offering wonderful access into the National Park where you can find scenery, nature and exploration like no other. In close reach is the historic town of Stokesley, home to a range of lovely independent shops, pubs and eateries as well as a large Coop and a convenience store in the centre, settled amongst its Victorian and Georgian buildings and also the Market town of Northallerton or choose to embark on a day trip further afield to find York, Newcastle or Leeds. Oil fired central heating and 2 x Woodburning Stoves. 6 x Smart TV, one in each bedroom, one in the lounge and also one in the snug which is a 50 inch TV. All TV have Netflix and Prime video apps etc, guests would need to use their own account and please log out before departure. Fast and stable WiFi throughout the entire property. Fuel and power inc. in rent including logs for both woodburners, for the duration of your stay. Enclosed rear lawn and patio with furniture and gas barbecue. Welcome pack includes tea coffee, glass bottle of milk, plus home made cake. Highchair and Travel cot available on request. Cyclists, golfers, walking/hiking groups etc also welcome, with storage available for sports equipment. Ample off-road parking for four cars with Electric Vehicle Charging included. Well situated for access to York, Ormsby Hall, Castle Howard, Mount Grace Priory, Rivealux Terrace etc. Whitby seaside is approx 25 mins drive and Scarborough is also within reach as is Flamingoland. Two well-behaved dogs welcome. Sorry, no smoking. Shop 3 miles, pub 0.1 miles. Note: An additional person can be accommodated in the single bedroom upon request, making the truckle bed into two single beds.
