The bedrooms consist of three super king-sizes, a super king-size zip/link, a twin, and a ground-floor double bedroom with en-suite shower room, along with two bathrooms and two cloakrooms. The large garden has lawn, patio and furniture, and there is off-road parking for five cars. Within 1 mile, there is a shop, and within 0.9, a pub. One well-behaved dog is welcome; however, no smoking. Dogs must be kept on leads when in the grounds due to livestock. WiFi, fuel, power, bed linen and towels are all included in the price. Location Details

Exminster is a lovely, rural community in Devon, nestled between Powderham and Exeter. The 14th-century red sandstone church, walks along the river Exe, RSPB Exminster and Powderham Marshes, and Powderham Castle, a 14th-century castle rich with antiques and tapestries, are just a few of the attractions. The Royal Oak Inn and Swans Nest are excellent dining options, and you can stock up at the nearby supermarket. The town of Topsham, the cathedral city of Exeter, and Dartmoor National Park are all nearby.

Devon, with its quiet country lanes, patchwork of lush green fields and sleepy villages is not to be missed. Stately home lovers will be spoiled and why not finish with a scrumptious Devonshire cream tea?

We stayed in this fabulous property for 9 days over Christmas 2022. It very, very comfortably fitted the 12 of us staying there and we had 18 people sit down for Christmas lunch, with room to spare. The kitchen is well equipped (and has a super-sized external cold-room which easily stored all our veg/drinks etc.), the beds were very comfortable, bathrooms are all of a high standard, the large lounge has enough sofas to seat everyone at once. Best of all in the middle of winter, the house was beautifully WARM! This house is generously proportioned - more than it looks from the photos - so it takes a while to learn where everything is and it's fun to discover the 2nd staircase! 5 bedrooms upstairs and 1 downstairs. The owners were very helpful as well, we bought some beef from them and they even sourced 2 delicious turkeys for our Christmas dinner, which made life that bit easier for us! They'd also put up a fully decorated Christmas Tree for us to put our presents under and there were decorations throughout the house and garden when we arrived. I'd heartily recommend this house, the only difficulty being that by the time we are able to come back again then I'm sure it will be all booked up!
