Cavan Cottage offers an inviting holiday home spread across two floors and is perfect for family and friends to come together and enjoy their self-catering holiday. On the ground floor is a spacious accommodation perfect for socializing, the sitting room with comfortable seating is particularly inviting with tranquil colour scheme and french doors opening out onto the garden. The kitchen/dining area is a great area for to come together and cook up a storm, whilst the dining table allows the rest of a party to pull up a seat and keep the chef entertained. The dining table offers a great space to enjoy quality meal times or games nights. Upstairs there are three sumptuous bedrooms, offering a welcoming space to retreat to, complete with family bathroom and separate shower room. Outside there is a wonderful garden area for guests to enjoy, within easy access of the kitchen. Boasting a patio area with space to BBQ or enjoy a relaxing afternoon in the sun on the sun loungers.

Note: This property is located off of the A12 and therefore some noise may be heard. Shop 0.02 miles, pub 1.8 miles.
Location Details
Based in the heart of the famous Suffolk Heritage Coast, the pretty village of Yoxford is renowned for its antique shops and also has a good selection of shops, including a well-stocked general store. The village also has an excellent choice of restaurants to dine at and two pubs. Located in an area known as 'The Garden of Suffolk', it boasts acres of park and farmland and is mainly surrounded by fruit farms, with three country houses on its boundaries. Ideally situated on the edge of the A12, Yoxford enjoys excellent links to both North and South Suffolk, making touring this wonderful region very easy. The popular seaside towns of Aldeburgh and Southwold are also easy to reach, along with inland locations such as Framlingham, Halesworth and Woodbridge. A perfect base for a relaxing getaway exploring everything that Suffolk has to offer.

The cottage is in a prime location for visiting many of Suffolk’s coastal towns and places of interest; Southwold, Aldeburgh , Thorpeness, Snape Maltings, Sutton Hoo . It is on the main Ipswich to Lowestoft Road which can be quite busy but this was not a problem for us. The cottage has a pleasant exterior with space for outdoor seating and dining . The interior of the cottage is quite quirky with a mixture of old and new furnishings. Although it is listed as accommodation for 6 and there are 3 bedrooms , the living space does not reflect this . The modern kitchen diner has a small table with 4 chairs and there are 4 stools around the kitchen island . The sitting room is small, sparsely furnished and poorly lit with seating only large enough to comfortably seat 4 . The two bathroom / shower rooms are modern and clean . The shower room however is an extension of one bedroom with no internal door or lock and restricts use by other occupants. The main bathroom would benefit from having a a fixed wall mounted shower. We felt the cottage did not live up to our expectations unfortunately and whilst it was generally clean and tidy , it did not offer us the level of comfort we were hoping for.
