Stayed for a long weekend Friday to Monday. Can honestly say we had the most amazing time. The cottage is fully equipped with everything you need and lovely and clean. Hot tub was incredible, bbq and log fire were perfect. Only two things I would say which are very little... downstairs in the lounge theres a huge whistling noise that doesn't stop think it's the fridge and upstairs on the top floor the windows needs blinds 2 of them do which leaves 2 windows with the sun beaming through very early in the morning. But honestly other than that, we will be returning and will be recommending to friends and family. We took 2 dogs who also very much enjoyed their stay! Beautiful places local to visit. We had a walk into belper, what a charming town! Look forward to booking again soon! Thank You very much.

Stayed for New year with family & friends (7 of us in total, 3 children).Great location being able to access Belper easily and in walking distance of a local park for the children. Upon arrival we were met by the owner who ran through a few points (washing machine, Jacuzzi etc and how to work them). We stayed just after Christmas and into the new year and it was lovely being able to relax. During the day we played games we’d brought along (Also board games available in the house) & fed the horse at the bottom of the garden with the children. The evenings were spent in the Jacuzzi continuing to relax. Fairly confident we’ll be returning in the future :D

The location was perfect for what we wanted but I was so concerned by some of the reviews that I got the agency to speak to the owner before we booked. Hearing that it had been updated for the 2018 season and that the cleaners had been replaced, I booked. Very glad I did because it's a lovely house at a fair price and we had a terrific weeks stay. The garden was magical at night with a multitude of coloured lights, (Be sure to pay attention when Simon shows you where all the switches are) the hot tub was spotless, warm and fun. The kettle BBQ was terrific and the chiminea was handy one night when a bit of extra heat was welcomed Specific details of the kind I always wonder about .... The bathroom was large, spotless and the shower, one of those drench 'saucers' was fab. The bath is huge. the whole house has been tastefully modernised. The second fridge is the kitchen was a godsend as a cold drink fridge and the large SMEG in the dining room worked perfectly. The house is a good size and apart from a pair of oven gloves (for the BBQ not the oven) I didn't find a single thing that I wanted and couldn't find provided. The beds were comfy. In fact my only gripe about the whole rental was that the double room on the first floor REALLY needs blackout curtain liners as the sun coming in at 4am was no fun, they're cheap and would massively improve sleep in that room :) Recommend it highly the house welcomes pets and the garden is completely enclosed and child and pet friendly. We will go back and if you are taking a dog - be sure to Trip for reviews on Belper Parks as there is a dog paradise forest (literally) in the middle of the town that you will miss if you don't know it's there!

Lovely cottage, but let down by certain things, not enough clean cooking utensils and pans for cooking, we enjoy cooking when we stay in cottages and eat out occasionally, was fine for cooking breakfast as had a few frying pans, but we had to eat out every night because of the lack of equipment we required, we enjoy making curries and casseroles etc but couldn't find a pot to make these type of things in. We also had a problem with the oven and ended up not being able to use it and having to leave a day early. Other than that it was lovely, the loft room was lovely,the bathroom was too, we enjoyed the open fire and the hot tub.

We stayed here last Sunday thru Thursday. On first inspection the cottage seems lovely. It has everything you need during your stay, cooker, 2 fridges, washing machine, dishwasher and all cleaning things provided. Although the cooker needed manually lighting as the ignition didn't work, the red fridge made a high pitched noise which was very annoying, and there was no instructions provided for the washing machine as it was very confusing, but we managed to figure it out. The cottage was well equipped with plenty of crockery, cutlery and cooking utensils. Although a couple of the dishes in the cupboard were dirty. Bedrooms were all good. Very clean, nice bedding. Loft bedroom was gorgeous. Very comfy bed and lovely views. Bathroom was good too, although the window didn't open. Shower was nice and the claw foot bath is a good touch. Gorgeous and very deep! Although we didn't use it. The garden could use a little TLC. The hot tub was not covered as it is in the photos online. The bar area seemed unclean and could have done with a good clean to bring it up to scratch. (Side note to the owner - we think there is a bees nest inside the roof of the bar, saw several bees flying in and out of a little hole on the right hand side). Hot tub was good for the first couple of nights. It got a slight green tint to the water and smelt a bit "mossy". Contacted the owner who told us to drop a couple of the chlorine tablets in which seemed to sort it out! Good communications with the owner/management which was excellent! BBQ was a bit old and not cleaned from the last people who used it. Adequate parking, even for a big minibus. Co-op and Premier food stores not too far away, and Morrisons/Aldi/B&M a bit further into the town centre. We used justeat to order a local takeaway. Definitely recommend Papas, best kebab ever. Good location for Alton Towers/Drayton Manor. Even had a day drip to West Midlands Safari which is a good couple of hours away. All in all, we had a good stay. But could have been better if the finer details were ironed out.

The cottage was very comfortable, the top floor bedroom was very relaxing. Waking up in the morning & being able to look at the blue sky through the roof windows was lovely. We all had a brilliant, relaxing holiday.

A delightfully presented property within easy reach of the rail network (just over a mile walk) and local amenities. The hot tub was a particular treat, especially as the owner went to the trouble of ensuring it was switched on and fully up to temperature for our arrival. Can't fault the property or the service at all and the views from the attic room were spectacular. We enjoyed a wonderful weekend and definitely plan to re-book in the future.

This cottage has the potential to be pure luxury, it needs some nice bedding and some fluffy towels, a new setee (falling apart literally) and some outside lighting and this cottage would be almost perfect. It's in a great location, the hot tub is lovely, the view is amazing, the rooms are lovely but the bedding is thin/worn and does not fit properly (too small) the quilts are thin/cheap, such a shame ... Add some luxury and you've cracked it with this cottage as it has space for 6 easily, it was clean and we enjoyed it very much.

It was an ideal layout for us, with a big communal area to cook, eat and chat. The kitchen was well equipped, and the hot tub very luxurious. We felt at home and would choose it again.

Recently returned from Over Lane in Belper after a week away with friends. First impressions were good, we loved the views from the bedrooms and that the hot tub was up to temperature at ready to use when we got there. Unlike other reviews we did not meet the owner on arrival. We were given key arrangements prior to arrival which was fine, but it would have been nice to be shown how to use the hot tub and appliances. Once we started unpacking and exploring we found that some things were broken. In the kitchen the fridge was dirty and there were dead flies on the window ledge. The smeg fridge in the dining area was leaking when we got there but then appeared to work ok. The sofa was boarded up at one end but comfortable. The lights in the garden did not work, there was broken glass in the bar area and generally the garden was in need of some TLC. We made good friends with the horse which lived in the field at the bottom of the garden!! Although some things in the property lacked cleanliness and quality, we did not let this spoil our holiday. We had many great days out in Hartington, Bakewell and Castleton and not forgetting exploring Belper town and river gardens. We enjoyed the Derwent Valley walk as recommended in the welcome pack and a tour of Strutt's Mill. Belper is a great place to stay for exploring Derbyshire and the peak district, there are many pubs and shops. The hot tub was an added bonus of the holiday. As mentioned previously it was up and running for our arrival. One concern is that it wasn't checked throughout the week like our experience from other hot tub holidays. Also we were a bit worried as the screen read 'change filter' at the beginning of the holiday but it seemed to work ok and we enjoyed relaxing in there.

Stepping into the property, first impressions were very clean and modern. We phoned the owner, as requested, and he came to the house to introduce himself and explain about the hot tub controls. After unpacking, and some food shopping at Sainsburys in Ripley, we explored the house in depth. My wife and myself took the loft bedroom. Again, all looked very nice. But on closer inspection we found long black hairs on the duvet. (As both my wife and daughter are blonde and I have very little, we knew none of us could lay claim to them). A screwed up shopping receipt down the side of the bedside table. A clear, what could've been, sweet wrapper down the side of the opposite bedside table and a piece of (what I can only describe as) a condom wrapper on the floor at the front base. Down stairs didn't fair much better. The sofa unit was broken and had no support when sat on. We had to bolster it up by putting extra cushions under the top ones. The corner unit had a wooden support, but any attempt to sit on it resulted in the cushion slipping. We recommend that future renters use the SMEG fridge, in the dining area, as opposed to the one in the kitchen. As the one in the kitchen was not clean inside. Although the manual has a cleaning check list that states the cleaner check all appliances, we found the kettle didn't work (blown fuse). We boiled some water in a pan on the gas hob. This had to be lit with a hand held sparker as the electric one on the oven didn't work. Some of the cups, drinking glasses, bowls and plates were chipped. And some of the red-handled cutlery still had food residue on them. My daughter found a "custard-like" food residue on one of the breakfast bowls the next morning. There was a good range of DVD films to watch. But, there was disappointment finding out that in the DVD "Cluedo" game some of the cards were missing. And although there were PS games in the drawer, there were no controllers to play them with. The owner himself seamed very genuine. The thing that let him down was the cleanliness of the whole place and state of the furniture. We found dead flies on the window sills in the kitchen, bathroom and bedroom. The only saving grace was the hot tub. It was lovely to unwind in the evening sat in 35-40*C temperatures and be massaged by the jets. So relaxing. The best thing about staying at 302 Over Lane was that it was a central base to everywhere we wanted to visit... Chatsworth, Bakewell, Buxton, Derby and so on. The shops were a short drive away, and no way close enough to walk to (no matter what you're told or read). The worst thing(s) about staying at 302 Over Lane are all of the above.

When we first arrived at the property and went to unpack we found that the fridge had not been cleaned for sometime so we had to go to the nearest shop purchase some cleaning products and clean the fridge before unpacking our food. We then went to unpack our clothes and found that it was only the single bedroom that had a wardrobe (with only 4 hangers) and that any drawer storage was taken up with spare bedding), fortunately we were just a single couple staying so we were able to leave our clothes out on the single bed. After finally cleaning and unpacking we decided to relax on the sofa and watch some tv (we had a 7 hour drive to get here), we found that the base of the sofa was broken and that only 1 person could sit in the corner as a board had been put under the cushions to support it. We then switched on the TV but it was barely watchable as even after trying to adjust the colour etc the picture was green. In the morning we went to make breakfast and discovered that the ignitor for the hob didn't work but we found a lighter in the drawer but of course it didn't work either (luckily my wife is a smoker or we would have had to make another trip to the shops). Overall it is a nice house but is in need of some TLC and a really good clean

A very clean accommodation nicely decorated. The bedrooms were all cosy especially the attic room and the water bed. Kids were very impressed also, from the teenagers being glad there was wifi to our 3 year old girl who was pleased to find a drawer full of disney dvds. Lots of little details which made it such a pleasant stay. The hot tub was very relaxing. We will definitely be booking again.

On a 6 week tour of the UK this was our fifth holiday home and undoubtedly the best. We arrived with the January snow but that did not deter us from having a wonderful time despite having to curtail some of out travelling.The spa was excellent and led to us having snowball fights in just our togswithout freezing. We entertained a number of friends without difficulty due to the well equipped, small kitchen. Once we got used to the water bed it was really comfortable and supportive. I would have no hesitation recommending the property.

Well where to start... when we arrived the hot tub was up and running, which is one thing we were worrying about as none of us had much experience with that kinda thing! the little welcome folder was helpful with plenty of info about the area and amenities etc, there was even some milk left for us so we could have a brew, the house itself was decorated and furnished to a very high standard, all lovely bedrooms no complaints there and as we were a young group of girls the bathroom situation wasnt a problem for us, the bathroom was brilliant... a nice bath and a great waterfall shower! Now for the outside, even though the weather was obviously cold at this time of year we spent most of our time at the outdoor bar and in the hot tub... the hot tub was amazing, no rashes and no problems using it. The bar was our favourite part of the house and we decided our only negative and it isnt a negative really was that there were only 2 mirrors, one in the bathroom and one in the single bedroom with the pull out bed and that wasnt enough for 6 girls to all get ready for a night out for instance. The location is good, not far into Belper in a taxi for anyone eating out or wanting to go to a pub either. Great views from the top floor bedroom especially to the rear of the house which looks over fields... we gained an extra friend over the weekend anyway, the friendly horse on the field at the bottom of the garden loved us feeding it apples in a morning. We can safely say we definitely celebrated our birthdays in style and would happily go back again.. infact we are already planning to in the summer at some point as this house would be the perfect place for a family break or a break with friends! We had a truly wonderful weekend from beginning to end!!

We booked a week in October and found the accomodation tidy and clean. The HotTub was clean and we developed no strange rashes. However, I would say a couple of things about the three beds. The main bedroom on the first floor is the one with the waterbed and the second bedroom on this floor really only has a single bed, but has a mattress pulled out from under the bed on the floor to make it a 3rd double bedroom. The large master is on the top floor but means that you have to walk back down to the first floor for the bathroom. This meant that as a holiday for three couples, (one being my elderly in laws) that they had to have the waterbed on the first floor so they could access the bathroom; they were only just mobile enough to use it. My husband and I ended up with the two single beds, and my sister in law and her partner on the top floor. The plan was for the older couple to have the two single beds but this was not possible with one mattress being on the floor and no floor space around to walk. There is also no wardrobe storage when the single mattress is out and no wardrobes at all in the other bedrooms. This was not a 'show stopper' but I felt would be important for some people to know. I think this accomodation should only be 2 beds with a single 3rd bedroom and not ideal for an older couple.

Our family was really looking forward to using the hot tub before we arrived. However, after use of it for a few days, 4 out of 5 of us developed a rash (known as 'hot tub rash' - Google it) which looked like measles or chicken pox and was incredibly uncomfortable. We had to visit an emergency doctor during out holiday stay, and the children visited a hospital when we got home where they were given antibiotics for the infection. Sadly not the "Beautifully finished end terraced cottage" that we had been sold sadly.
