Location Details

Coltishall is a pretty Norfolk village known locally as the 'Gateway to the Broads'. The village enjoys a riverside location on the River Bure, with riverside pubs and restaurants and a village store/Post Office. On the outskirts of Coltishall is the summertime pick-up point of the Bure Valley Railway, from which a narrow gauge steam and diesel service runs between the market town of Aylsham and Wroxham. In the area visit National Trust properties, the city of Norwich and the lovely Norfolk coastline.

We had a fantastic stay at 2 Stud Cottage. What a beautiful location. It’s only a short drive to the sea. You are close to Cromer, Horsey Beach (with its Seals) Walcott and Sherringham. There are great National Trust houses to explore nearby and Norwich City is also a short drive away. At Grange Farm itself you are surrounded by lovely views and there is all sorts of wildlife to see. I can’t recommend it enough.

The cottage is situated on a stud farm in a quiet village which we thought would be idyllic - unfortunately not - as building work taking place 30 feet away, with the resulting noise, mud and machinery, means that you are constantly taking mud into your car and the cottage kitchen! There are no fences around the building site and no lights outside the cottage, so very dangerous at night! Our family visited one evening and not being able to see to drive away, ended up in a drainage ditch! The owner had kindly left a good welcome pack, unfortunately it had been placed in a dirty fridge so I had to take the food out to clean the fridge before placing our food inside! Kitchen cupboards and oven very sticky and dirty, with lots of half used jars and cereals inside - don't know how long they had been there! Bathroom very dusty and dirty and grey hairs in the bin, again used toiletries, sponges and bath puffs, completely unhygienic! On the good side the living room beautifully dressed for Christmas! Tried to address issues with the owner but very defensive and left before I could bring all issues up. Had we not travelled from Scotland for a family party we would have left the first day, however we did leave after the car accident as the owner was shouting at my husband that she would not accept liability because it was her builder's fault there was no fencing. Subsequently owner and her husband stopped shouting but still denied all responsibility! Currently ongoing with agency complaints department!

I will return again to this lovely cottage. A beautifully relaxing setting and a comfortable and a well appointed accommodation. The owner is friendly and helpful and even though we arrived late after a long journey we were delighted not to have go out again that night as she had stocked us up with breakfast items for a cooked breakfast and a couple of bottles of wine- what a great start to our stay! The cottage was very clean, and the beds were comfortable. We occasionally heard the resident horses in the morning, something we quite enjoyed as part of the country experience, and although the cottage is part of a working farm we didn't feel that this impacted on our stay.

The cottage is connected to the farmhouse with lots of land with stables It is Modern with all you need for a perfect stay And it is within easy reach of all nearby attractions When we arrived we were met by the owner and she give us a tour around to get familiar with the property The was also a breakfast pack with 2 bottles of wine Our stay was one of the best relaxing and enjoyable stays we have had MANY THANKS will return

We had a lovely week at this property. Lin the owner was lovely and very welcoming and the provisions she had provided us were fantastic. The cottage was spotless and smelled very clean and inviting. Fresh flowers were also in the living room. We didn't want to leave and will definitely be going back. Near to local pub restaurant and easy to get to local village shops which were 10 minutes drive away. It is also a short drive to the park and ride to Norwich and convenient for the airport. Set in lovely surroundings . I would recommend this to couples or families.

This must be the quietest place that my wife and I have stayed at, a perfect antidote to the normal hassle and bustle of normal life in our usual daily environment. We enjoyed our holiday, especially this cosy, comfortable, extremely clean and well furnished cottage. Wonderful!

This was our first visit to Stud Cottage, and hopefully it will not be the last. It is a large, very well equipped, beautifully furnished cottage on a quiet stud farm well away from the hustle and bustle. The were certain appliances in the kitchen which needed a good clean, but considering the group who had stayed in the cottage recently, this was maybe understandable, and the owner is fully aware of this. Looking forward to the next visit.

A very peaceful and comfortable Cottage within easy reach of the coast, towns and attractions. Owner was lovely, very helpful and friendly. The Cottage was well equipped and 4 TV's were a bonus! Six of us had booked the cottage as a bolt hole after Christmas and to see in the New Year. The cottage was warm, cosy and very welcoming. It provided an ideal base for our stay and we would not hesitate to return or recommend to our family and friends.

The Cottage was lovely, we felt very relaxed and at home there. I've never been in such a well stocked Cottage before. The owner was a great help to us and the welcome food she left us was very much appreciated. My children adored being so close to the horses. We will definitely book this Cottage again in the future, I can't recommend it highly enough.

Having visited many properties in the last two years in both the UK and France this property meets very high standards in all aspects of presentation, décor, furnishings, kitchen equipment and entertainment provision in all rooms. These standards should be seen as an example to other owners whose properties are available to rent. Additionally the owner was charming, nothing to much trouble including the welcome pack.

The cottage is located just outside Coltishall, a small Broadland village on the Norfolk Broads. The owner a lovely lady welcomed us personally. As we arrived just before Christmas, we were most delighted to be welcomed with a fully lit Christmas tree in the lounge and a fully decorated Christmas dinner table. A lovely little cottage in a peaceful location close to Norwich and the Broadland Villages of Coltishall, Wroxham and Horning.

On arrival I immediately felt at home, the proprietor was very friendly and showed me round the cottage and how to work all the utilities. The cottage was extremely well furnished, tastefully finished and stocked with everything you could possibly require. I will definitely recommend this cottage to my friends and family.

Probably the best cottage that we have rented. Fixtures and fittings were excellent quality. Very comfortable indeed. A lovely warm welcome when we got there. All in all a great place to stay, lots within easy reach. If you want somewhere in Norfolk to stay, definitely consider this place.

The cottage itself is beautifully decorated and has everything we needed. The location is good, 20 minutes from nearest beaches, and 20 minutes from the nearest city. We had a great time and would definitely go again.

The setting was beautiful and the cottage was very homely and very well equipped for a very comfortable and relaxing stay. The owner greeted us personally and was always friendly. A lovely cottage in a peaceful location. Kids really loved seeing the horses. The house is very well equipped, warm and comfortable. Loads of room for the kids to run about. The food pack provided free of charge by the owner was really appreciated. Sky TV in the living room and bedrooms kept the kids happy in the mornings.

Yes the Gardens are huge open fields...but there is a pond, a bar be que, a high quality patio table with 6 large ergo friendly chairs & horses in the fields. We loved it! The shower in the bathroom has a radio, foot massager & even doubles up as a steam room. The whole cottage was extremely clean. The provisions were above & beyond...Ice cream in the freezer, jams, butter, milk, orange juice, bacon, eggs...Child friendly & excellent value for money. Also during our stay a foal was born which enchanted my children.

We took 3 children (2,5 and 7) who loved the property! The grounds gave lots of play areas and loved relaxing outside using the gazebo and large outdoor dining table. Property was well beyond expected and there were lots of additional touches that made it a very homely stay. We were made to feel very welcome and nothing was too much trouble - we will be back one day!

We thoroughly enjoyed our stay at Stud Cottage. A wonderful cottage. So cosy and everything we needed. We had a walk round the farm and the kids loved seeing the horses. It was very very peaceful, the lady who owned it was extremely kind and friendly. There were all sorts of little extras around the house which made it welcoming and it felt like home from home. The paddocks outside had beautiful horses and it was wonderful to see them.

Staying with three small children, the property was fantastic. Lovely garden for children to play in. The gazebo was great to eat under. The facilities in the cottage were amazing and we wanted for nothing! The owners were incredibly helpful, we can highly recommend this property to anyone wanting a relaxing break in Norfolk.

We booked this property with the sole intention of having a relaxed quiet holiday what we got on first sight was a building site and an infestation of ants, workmen working all day long leering in to our bedroom. There was scaffolding around the property ,old kitchen appliances in the garden, the shared garden is a mown bit of field, no drain pipe when it rained so it ran all night.. Nothing at all was the owners fault for the mess, it was other peoples fault. If you want to spend a week on a building site with the most unapproachable person you will ever meet then this is the place for you, otherwise avoid it like the plague, did i mention the rats running around all day. Also No shower for a week which simply didn't interest her even though we needed one for my partner who struggles getting in a bath . It advertised as 3 minutes from a pub, its 1 mile away it also states 2 miles from the local shop, its four miles to the next village.
