There is also a fitted kitchen, a formal dining room, a sitting room, a snug and a library/games room with an open fire and a woodburner. Outside are 6 acres of gardens, a tennis court, off road parking for ten cars and shared use of an outdoor swimming pool. Fuel, power and fuel for fires inc. in rent. Bed linen and towels inc. in rent. Cot, highchair and stairgate on request. Off road parking for 10 cars 50m from the property. Six-acre garden with lawns, patios and furniture. Shared use with the two other properties on-site of a heated outdoor swimming pool (10m x 5m) available 9am to 6pm, all year round. Exclusive use of swimming pool can be arranged directly with the owner, this being a maximum of 3 hours per property, per day consisting of periods of no more than 90 minutes at a time. Two well-behaved dogs welcome. Sorry, no smoking. Shop 2 miles, pub 1 mile. Note: All second floor rooms including the landing have sloping ceilings. Note: There are 3 steps up to two first floor bedrooms from landing and there are 4 steps up to games room from hall. Note: There are 5 uneven steps from the car park. Almost exactly a year ago in 2019 BC (before Covid), 22 members of our extended family descended upon Hoath House for a thoroughly memorable and festive four days of Christmas. For this 'house full', the location and facilities were absolutely perfect - a view happily endorsed by two much loved accompanying dogs, who enjoyed their energetic walks in the expansive gardens and wonderful surroundings of the High Weald. This old English country house offers traditional, unpretentious character and comfort, and a vast array of amenities and accommodation - plenty of room for all, as well as boltholes for moments of respite, when relief from the throng is required; ideal kitchen and dining facilities; homely open fires; all sorts of games room activities - and a grand piano and excellent sound system as the catalysts for a great party. Accustomed as most of us once were, to swimming on Christmas Day back in South Africa, the warm, covered pool afforded the opportunity for several hardy souls to revive those memories in the 'Hoath House Challenge', Christmas Day 2019! It was all great fun, universally enjoyed by all and an unqualified success. We all look forward to Christmas PC (post Covid) and other familiar events, once Kent and the rest have emerged from these dark days in the mire of Covid-19. If you dream of the perfect PC reunion for family and friends, then Hoath House would be the perfect place to meet again.

We had a fantastic time away with 15 adults and 4 children for a week. The house itself was stunning, very spacious and warm with huge bedrooms. It has multiple fireplaces, a games room with pool, table tennis and a piano, a swimming pool which we used several times, tennis courts and a croquet set. The garden is kept in excellent condition and there are a variety of fabulous places to visit all very near by. Would definitely recommend.

The house was booked by my friend on my husbands behalf. We had a fabulous time celebrating my 50th Birthday with my family and friends. So much space to spread out. The house and grounds are stunning. We arrived in snow and the house was lovely and warm which must take some effort in such a huge house. The house is well stocked with everything you can think of. If I ever win the lottery I want this house, or something very similar. Keely

My extended family stayed here for a week to celebrate my parents wedding anniversary. There was plenty of room for us all, with the different bedrooms configured to suit each need. We had plenty of room, although the adults all seemed to end up gathering in the kitchen around the table. The children enjoyed playing outside in the garden, and the grown-ups enjoyed the wonderful surroundings of the carefully tended flower beds. I would definitely stay here again.

We enjoyed a family wedding at this lovely venue,the facilities and grounds are excellent,such a beautiful house in a secluded, picturesque location . When we accidentally left behind a precious teddy bear belonging to our 4 year old we were delighted (as was he)that it swiftly arrived in the post a few days later sent on by the owner, we were very grateful . Beautiful specious property with a lot of character and games, so there is always something to do whatever the weather. The fairy lights around the garden only highlighted the cozy feel. The location is brilliant, surrounded by castles and beautiful nature. The property is perfect for any type of event but also for a relaxing retreat. The owner Richard is very easy to deal with and provided detailed description including the layout. We would definitely recommend for any type of stay.

My wife and I stayed here for a week in June 2016 for our wedding and week of celebrations. We all loved staying at Hoath House! We first visited Hoath House whilst searching for a wedding venue. The owner, Richard, was very helpful and informative both about the house and grounds but also gave us some helpful pointers on planning the wedding. We decided to book because we wanted a relaxed wedding for around 80 guests with freedom to plan it the way we wanted. Hoath House was perfect as there were few rules set out. For example there was no corkage fee, no restrictions on which suppliers we could use, and camping was allowed for up to 5 tents. On top of this there was lots of space for indoor seating and for the dancing. We decided that we would stay the whole week as it was the same price as the weekend only, which we thought was a fantastic deal. The wedding day was amazing, Richard coordinated with the caterer and other suppliers as well as our ushers to ensure the day went smoothly. Our caterer appreciated the facilities e.g. outdoor electricity, large kitchen, fridge space etc. We stayed on through the week and had the best time, everyone very much enjoyed the cosy Tudor wing and the enormous main building, full of historic features such as the inglenook. We all enjoyed the amazing gardens which seem to get a lot of attention as they were tended by gardeners on several days of the week of our stay. Everyone loved their room, and most of them had en-suites.The place was well stocked with everything we needed including garden furniture, bbqs, lawn games, books and board games. There was table tennis and a piano. All the mod cons were there including internet. The surrounding area was lovely with lots to do and see, in particular our Australian guests were very impressed. So all in all it was a great venue, and we would definitely recommend it.

I booked Hoath House to celebrate my retirement and 65th birthday with extended family and friends. From the moment we drove up to the house, through magnificently kept gardens, we could not fail to be impressed and delighted with our choice of venue! and the levels of delight continued to soar once we walked through the doors, the property is, to be frank, magnificent! We were a party of 14 adults and 3 children staying for the week, or part week, with a further 40+ guests joining us on Sunday to join in my actual birthday celebration, and the House easily accommodated the numbers with room to spare. I cannot praise this property highly enough, to do it justice one would have to actually see it! From the well equipped kitchen, the Dining Room, well decorated comfortable (huge) ensuite bedrooms, communal areas for relaxing, chatting or chilling out, to the games room with pool table and table tennis, and a tennis court in the garden, there is something for everyone, including games to play in the garden such as croquet, jenga, connect 4 and boule'. The owner, Richard, lives adjacent to the house and although he keeps a very low profile, he is on hand and available should you have any questions or queries, and Richard, a personal message, when I say to you " thank you for your service" I trust you know what I'm saying having read the book....!

It's a pity that the highest accolade I can give is "excellent" - it deserves far higher than that! Overall this property exceeded our highest expectations, we were a mixed party of an age range from 3 years to 80 years, celebrating my 65th birthday and retirement. Without exception everybody was catered for with regard to the facilities on offer in the house, garden and surrounding countryside. I can, and have recommended this property to friends and family.

Exceeded expectations - fantastic house set in beautiful grounds. This was a perfect option for a large family gathering, lots of space to avoid being on-top of each other but large communal areas allowing the whole family to be together. The bedrooms were great and most had on-suite facilities which made life easier. The house smells of history and has a sense of grandeur and character. There is a definite home from home feeling (give or take the odd 10 rooms, grounds bigger than my local park and a en-suite nearly the same size as our lounge) due to the fact that so much is included, the paintings, the fixtures, cooking facilities among others) and the fact that you want to treat the house with respect as if it was your own. The owners were great and we would definitely recommend to others, it ticked all the boxes and everyone said they would welcome a reoccurring stay.

Hoath House is a gorgeous house in which to stay. The bedrooms and ensuites/bathroom very good indeed. The beds were some of the most comfortable we have ever slept in and upstairs furnishings were of a very good, if not excellent quality. The gardens superb.

An amazing house in an idyllic setting. The gardens are beautiful, we were able to play rounders in one part of them. The owner was quick to respond to any queries and was very helpful. Even though there were so many of us there was plenty of space, and we all had a great time. Highly recommend.

Wonderful location, Hoath House is an amazing house, such great character with superb sized rooms and facilities. Honestly it went so well. We had such a wonderful weekend. This was my 60th birthday gathering so age ranges from 20 to 85 no children. The owner was friendly and welcoming and happy to talk about its history. The house was large enough to give us all space and enough entertainment to keep a range of ages occupied.bedrooms were clean and spacious with enough linen. in the lounge it was lovely to sit around the fire although furniture was well worn. There was an audio system for games room and lounge. The kitchen was well supplied with cutlery and crockery we used local outside caterers "Ronnie" and they were happy with facilities and produced excellent meal. Outside plenty of space even though cold managed to play croquet and breakfast outside. Lovely walks and short walk to local pub which was very friendly. Lots of places of interest close by

The property and garden are superb, it was a real privilege to stay there. The beds were very comfortable and the bathrooms all worked well. It was really nice to have the games room so close to the sitting room so that everyone was close together. We were blessed with good weather which meant we could enjoy the garden and the outdoor games provided. Having 2 cookers and fridges was great.

Hoath House is a beautiful house in a stunning setting.The games room was a bonus and we enjoyed the snooker and table tennis. The gardens are gorgeous with interesting plants, beautifully tended, surrounded by nothing but breathtaking English countryside. The children enjoyed the tree swings and could run around safely. The rooms are a very good size and the beds extremely comfortable. Hoath House is a lovely with a great atmosphere. We congratulated ourselves on our choice!

The gardens were well appointed. The open fires with plenty of logs were welcome. The games room and tennis court were a bonus as well as a large lawn for football. There were some interesting books in the library. Communications and organisation of bedrooms were good .

The house was wonderful - spacious and warm, with some of the most splendid bedrooms I've seen in a rental property. The gardens are beautifully cared for and a real delight. Most of all, we loved the way that every practicality had been thought through for the comfort of the guests.

The house was much admired by family and friends. We occupied all 7 bedrooms which were well proportioned and very comfortable, linen was good quality. Large party easily accommodated between the kitchen, panelled dining room and very homely lounge, whilst children played in the library. We were sorry to leave.
