The Barn is a semi-detached cottage in the village of Saham Hills close to Watton and Swaffham in the Norfolk countryside. The cottage sleeps four people and has two double bedrooms with en-suite shower rooms. Also in the cottage is an open plan living area with a kitchen, a dining area and a sitting area with a woodburner. Outside is off road parking, shared use of a lawned garden and paddock with outdoor furniture, a private gravelled garden with furniture and barbecue and shared use of a hot tub. Set in superb countryside, The Barn is a lovely cottage, all year round.

With two spacious bedrooms, both boasting an en-suite bathroom, this Norfolk cottage is perfect for a romantic retreat or a getaway for a small family. The large open plan living area boasts a vaulted ceiling and a warming woodburning stove will make even the chilliest evening a pleasure, whilst the fabulous hot tub will soothe you as you relax after a day discovering this wonderful area. Note: This cottage is next to Refs. 26163 and 26592, together they sleep 10.

We had a 2 night stay as a family of 4 plus our dog. Beautiful barn conversion with an open plan kitchen/living room with wood burner, two double rooms with en-suite and king/super-king beds. Lovely outside area with ducks, and a paddock to exercise the dog in. The host Karen is very friendly and helpful. Oh and there’s a hot tub!!! We hope to return one day.

We have just returned from another fabulous holiday at the Barn with family and our 2 dogs. Idyllic surroundings, fabulous property, a newly installed doggy spa (came in handy after a roll in deer poo ! ) and a hot tub which certainly got plenty of use again Karen is so accommodating and provides beautiful well equipped properties leaving you to simply have fun and explore. Thanks again. We'll be back.

From the moment you arrive you are made to feel very welcome, greeted by Karen who took us round the property and explained all the facilities. The Barn shares the site with two other smaller cottages and is extremely well equipped, especially for those with dogs who are welcomed with home made biscuits and adults with their own duck eggs when available. The beds are very comfortable and both bedrooms have en-suites, the living room has lovely big leather sofas which are not only very comfortable but practical with our four legged friends. The paddock is great for that early morning dog walk as it is fully enclosed and safe, our dogs loved running through the long grass and exploring the corners. Lots of information on local walks, especially those that are dog friendly, together with information on local attractions, restaurants etc. in the utility room. All in all, everything is thought of to provide you with a great place to stay with lovely, helpful owners.

Decided to take our 2 dogs away for a holiday and have a relax ourselves . rented the barn and the diary for one week on a recommendation from a friend . couldn't have found a better place for the dogs or ourselves and friends we went with if we tried .!!. karen and stuart the owners are great hosts and are very helpful in every way possible . both places we rented are clean, spacious and very well decorated and have a very homely feel . from the moment we arrived we felt we were going to have a good week . there is a paddock for the dogs to run around at the bottom of the garden in which they loved . the place is very close to thetford forest which is good for the dogs aswell as the adults as it has a Go Ape and Segway rides there. we mainly went to the coast which is about a 45 minute drive away and has some great beaches. all the beaches have dog friendly areas where you can walk for miles with them . we were very lucky with the weather which meant when walking the dogs it was in shorts and T shirts . dogs loved the beaches and the sea and spent most of the day on the beach and going in and out of the sea . all the places we went had great pubs and restaurants to eat and drink in and were all dog friendly . the area we stayed in also had good pubs and restaurants so we were spoilt for choice wherever we went . went out most nights and let the dogs sleep off the days activities . we all had a great time and will be going back hopefully on a yearly basis . thanks to karen and stuart .you run a great business and we had a wonderful time .

We stayed at THE BARN Salam Toney for a week early May 2017, location is great for getting about, each day we explored different parts of Norfolk, the north Norfolk coast along with the Broads, Go Ape Thetford Forest etc. The Barn itself is a stunning place to stay, with ensuite for each of the two bedrooms, a fully equipped kitchen in a lovely open plan dining/lounge area, along with a superb Hot Tub which looks out over the superb gardens. We had 3 dogs between us and they were well catered for ie. A paddock for them to run around, along with agility fences, tyres etc., we are already looking forward to a revisit next year.

The Barn is an absolutely beautiful cottage with a large amount of space for the dogs to move about in and relax. The paddock and meadow were great outside space to allow the dogs to run off some energy first thing in the morning. If you want a peaceful get away with owners who are completely dog friendly, helpful and relaxed in a beautiful cottage then I would highly recommend The Barn.

The feeling of total relaxation. Not having to worry about your dog, walking was available on the spot in the fields without having to go out early to look for an ideal walking place. The owner was lovely, and having a hot tub was a bonus. I would highly recommend this place and don't worry if you have not got a dog there are no doggy smells in this cottage.

Stayed in this property with family over xmas, to be near my mother in Watton. Very comfortable accommodation indeed. Spacious open plan kitchen/dining/sitting area with lovely wood burner and three roomy sofas. Useful utility area and downstairs toilet. Two good sized bedrooms each with ensuite bathrooms, with beautiful slipper baths and showers. Fluffy towels and towelling robes provided. Wi fi included in the price. There is also a hot tub on site shared between the three cottages. This is booked by simply chalking your name on the blackboard outside. The Barn has an enclosed garden which was ideal for our labrador. Patio furniture provided and a BBQ for the warmer weather. The complex is exceptionally dog friendly with throw for sofa, treats and an enormous paddock for them to roam in, as well as a smaller gated grass area, ideal to throw a ball for them in.The owner is so friendly and helpful, even providing a beautifully decorated xmas tree and leaving a bottle of wine, which we enjoyed in the hot tub, looking at the twinkling xmas lights. Set in a quiet rural area, a very peaceful setting. I would highly recommend it to anyone.

The accommodation was incredibly family friendly, comfortable, stylish and located in a wonderful area. It was quiet and peaceful with enough place for the kids to stay busy and entertained. The owner was a great host; she made us feel very welcome from the start and allowed the kids to feed her chickens and ducks each day. It really is one of the very best places of this kind that we have stayed at and we will certainly visit again. We would recommend it unreservedly.

The wow factor was present at every step. The property was absolutely delightful; gorgeous furnishings, décor was fantastic and nothing was too much trouble for the owner. A true dog holiday, the dogs were allowed everywhere and the addition of a paddock with a mini-agility course at the back, together with a privately fenced courtyard was the icing on the cake. Perfect Perfect Perfect, 5 Star.

The cottage and location was extremely dog friendly. We were made to feel very welcome and felt at home right away. It was clean and well presented and lots of things were provided to make sure our stay was busy and interesting. Our host was ever so nice.

The space was very well thought out and comfortable. We had our own part of the garden and also easy access to a paddock for early morning doggy walks which was great. It is easily accessible to a great nursery which is next to Athony Gormley's house with one of his sculptures on the font approach and we also had a lovely Day in Holkham.

What a wonderful week we had in the barn! Our 8 year old daughter loved feeding the ducks chickens and our Labrador loved the paddock/agility course! We also enjoyed using the hot tub, the time reservation chalk board is a really good idea and worked out great. The inside is finished to a high standard and decorated beautifully. The owner was so nice and they have truly thought of everything for a carefree, doggie friendly stay. We hope to return someday.

We have just returned after spending a week with friends in this excellent cottage we have 4 dogs between us and it is the best dog freindly place we have visited. The owner Karen can not do enough to ensure you enjoy your holiday, within minutes of meeting her we knew it was going to be a relaxing place to stay. There was an assault course for the dogs which each dog loved and a hot tub for the adults which could be used at any time,you just wrote your name on a board for own private use none of us wanted to leave , we will defiantly be visiting again.

Me my husband and son have just returned from our weeks break at the barn to say the least it was beautiful welcoming and so chilling . When we walked our first initial reaction was (WOW) it realy is lovely Karen our host is great there is nothing she wont do to make your stay welcome.Its the best ever pet friendly stay ,its the first time we have taken our pooch with us and she loved it the freedom and tranquillity of the place .Once again thank you for making our week away lovely we will deffo be back some time x

Absolutely the most gorgeous, pet friendly cottage I have ever stayed in! Everything you could want for a lovely relaxing or hectic holiday. I travelled will my partner, my daughter and her friend (both 15) and our two labs. We arrived late because of traffic, my asda delivery already been delivered and Karen(the owner) unpacking it for us. We was made to feel so special, nothing was to much trouble! Beautiful grounds for the dogs including a small enclosed private garden with seating and gas bbq. The shared hot tub was great, you just chalked your name on the board when you required a relaxing hour and considering there is only two other cottages it was never busy. Lots of places to visit and walk......we did Go Ape which was great. The girls and my partner loved it, I thought it was quite good but had trouble finding a reason to jump out of perfectly good trees!! Banham Zoo is a must and we also did sealife centre and pleasure beach in Yarmouth which I paid for with Tesco Clubcard Vouchers. Within the week we had a couple of hic ups........the first morning I hit a deer, the car was a mess, insurance company crap but Karen and Stuart were amazing, nothing was too much trouble for them.......the last evening my daughters friend needed urgent medical attention......again nothing was too much trouble for Karen and Stuart! We will definately be going back as much to see Karen and Stuart as to see Norfolk! I cannot recommend Karen and Stuarts cottages highly enough or themselves as the most perfect owners to make you very welcome and do everything in their means to make sure you have a lovely stay!

The host was attentive from our arrival to departure, nothing was too much trouble. The best PET FRIENDLY holiday we have ever taken! The Barn was a magnificent home from home if not better. The hot tub was very relaxing, whilst enjoying a glass of wine or two. Will recommend to all family and friends who have a dog or two.

The property far exceeded our expectations, the kitchen was very well equipped to a high standard as was the rest of The Barn. The facilities for our dog were very good with an enclosed private garden and a safe enclosed paddock for her to run in. The Hot tub was spotlessly clean. We will book again.

Top quality décor, fixtures, fittings and furnishings. There were ample large and comfortable sofas in the lounge - a big plus as we were 4 for some of the days. The beds and bedding were gorgeously comfortable. Great quality towels and we each got a white M&S towelling robe! The hot tub was a real bonus and just such fun - in the stable, by candlelight, looking down the paddock at dusk, listening to the blackbird singing.

Our intention was to have a good holiday away for the New Year and we did. The converted Barn is gorgeous and as it had only recently been completed it was immaculate, very spacious and warm. The wood burner and hot tub were features we looked for when we booked the location and holiday and neither disappointed us. There was enough room in the Barn to have our own space, including plenty of space outside for the Belgium Shepard that also came with us. Each bedroom has its own bathroom with shower, we were supplied with robes for the short walk to the hot tub, plenty of logs for the burner and the owners although very welcoming and helpful left us to our holiday for the whole week and were pleasant every time we met. The area its self is picturesque as you make the short walk to the local village or pub, which also had welcoming owners. The only reason we wouldn't stay there again is because we have already and will be going to another county next time
