A stunning, stone-built, semi-detached barn conversion, in a beautiful, secluded location in the hamlet of Pennington, three miles from the ancient market town of Ulverston. Fully renovated and lovingly restored, this Pennington cottage offers first class accommodation; the spacious, open-plan first floor living area features a beautiful kitchen with central island, a dining area and a sitting area with woodburner, as well as exposed beams and doors to the patio and garden. Guests have the added advantage of exclusive use of the inviting outdoor hot tub, ideal for relaxing after a day's touring or hiking. There is excellent walking and cycling, with the Cumbria Way and several pretty paths close by. We have just returned from a fabulous 7 night stay at Hill Side Barn. We travelled as a party of 5 which included a 4 year old. The property was easy to find and was clean and warm upon arrival. The living space is upstairs whilst the 3 bedrooms (one of which ensuite) are downstairs. It was also great to have a hot tub and despite the rainy weather we still made good use of it each day, our only very minor recommendation would be that the hot tub has a canopy/cover over as some of our party avoided using it if raining (we did pull the parasol over which the younger people in the party really didn't mind!) We had everything we needed during our stay, we were left with details of the owner and maintenance however, we did not have to contact them at any point. There are also other properties on the same site however, Hill Side Barn was extremely private (I can't answer for the others). It's a lovely area which has fantastic views. Ulverston is the nearest town only 3 miles away, but during our stay we also visited the South Lakes Zoo, Ravenglass and Eskdale Railway, Windermere, Laurel and Hardy museum, Lakeland Motor museum and the Lakes Aquarium, as well as a meal out in Ulverston (a busy week!) We thoroughly enjoyed our week away and two members of the party have already enquired about staying in one of the other properties. We would not hesitate in staying again should we be in the Lake District.

We stayed at the barn for 1 week. We arrived on the Friday and it was all nicely set out. The problems came when we tried to put the heating on, there was a trip on the fuse board. Luckily the first night wasn't too cold. The next morning we called and left a message at 9:10am for the site manage Noel and also text a message too. There was a sheet with the site managers number only. We went out for the day and didn't hear a thing, we then returned and had a message at 5:15pm from "Steve" who was helping Noel out as he was off until the Tuesday (this was Saturday) we messaged him back and never heard. The next morning at about 11am Steve came to top up the hot tub and then came in. All he was bothered about was if we got his text and nothing else, we said there should be another number available if the site manager is unavailable and he said "my number is on the board" when I called him out for being rude he stomped out and then we could hear him revenge up his engine and driving away. This ruined our day as there was no need for this. When we looked out there is an "emergency number" on the board, but not only is this unclear but there was a white van parked in the way which blocked it. Luckily there was a log burner so that evening we put that on, but the lighter had run out, we are not smokers but luckily we had a lighter in the car, otherwise we wouldn't have been able to start the fire and it was freezing in there, although the fire could not be in permanent use as my husband suffers with his sinuses and this played it up. Noel came back on Tuesday and we phoned him, he came round to look at the issues with the heating. We told him how disappointed we were with Steve and how he had ruined our holiday essentially and that he had left us with essentially no heating for 3 days. We then find out that Steve is the owner of the place, which is even worse. It is diabolical that he was like this and totally unacceptable. It is a shame as the place itself is really nice and luckily Noel was very helpful and managed to sort the issues with the heating. Unfortunately though we will not return due to the owner and his attitude and I would urge people to think twice if you want to go away for a nice relaxed break with no stress, as he caused unnecessary stress.

We have just returned from a 2 night stay at Hill Side Barn..a little pre-Xmas treat for us and our grandchildren,and we were absolutely thrilled with both the cottage and it's location. The property has been furnished and decorated to a very high spec and has everything you could possibly need for a comfortable stay....range cooker,dishwasher,washer/dryer/.kitchen cupboards well stocked with every utensil required,plus the comfiest beds ever..and most importantly,everything was spotlessly clean..the whole place was immaculate. We didn't even leave the cottage..we had gone just to chill,and the seclusion was very welcome. Kids absolutely loved the hot tub,so that was well used during our stay! It was lovely to relax in the evenings with the log burner lit and the Xmas tree lights on. The owners really have thought of everything ....the two bottles of wine left as a welcome gift were very welcome indeed,and the Xmas tree lights and heating were on when we arrived which was lovely. We didn't meet Carole,but Steve was very friendly and helpful....even though we caused havoc on our arrival by managing to get our minivan stuck on the grass trying to turn around to get into the driveway! He very kindly came out in the rain to tow us back onto the path ..and thankfully ,despite the chaos,hasn't barred us from staying again lol and we all loved our stay so much,we have already booked again to return in the Summer :) We can't wait!

We booked from 14th - 17th October and had a wonderful, relaxing time. We travelled as a family (2 adults and 2 children aged 8 and 11 years). Firstly, we found the accommodation with no problem at all thanks to the clear instruction given upon booking. Upon arrival, we phoned the owner, Steve, who was not available but his wife came straight over and gave us a brief rundown of how to turn on the fans in the hot tub. Otherwise, we were left to it and settled very well into the house. It was clean, warm and inviting. Little touches like the milk and bottle of wine were gratefully received and the kitchen cupboards were well stocked with every piece of equipment you could possibly need to make meals during your stay. There is no WiFi, which I had thought might be an issue, particularly for the children, but there were plenty of DVDs and some games, we had also brought some of our own, so we were never bored. There is a Wii too but the controls batteries needed replaced so we were unable to use it. There are also a lot of books, if you feel like putting your feet up and have a read. The hot tub was the main reason I had booked and we spent a lot of time in it, it was fantastic!! The only issue I had is that one afternoon the temperature had reached 40 degrees which was a little uncomfortable, so we tried to turn it down using the temp control button. The next day, when we went to use the hot tub, it was at only 34 degrees and, despite trying to turn it back up, the temp did not increase. I contacted the owner who came over straight away and was extremely annoyed that we had touched the temp control button. We had not been advised not to do so and there were no instructions on the use of the hot tub in the accommodation (other than health and safety advice). If we had been advised not to touch the controls, we would not have, and so it might be a good idea to actually provide these, or at least advise visitors on arrival. Anyway, the issue was fixed and we didn’t allow this to mar our stay. A couple of things we had noted from previous comments....no pets are permitted but there are 2 dogs and 3 cats on the grounds which belong to the owner. Not a big deal for us really, but you can’t leave any door/window open unless you want the cats in. Not ideal if you have an issue with cats and probably should be mentioned in the description. My kids loved stroking the cats though so it wasn’t a problem for us. Also, it should be noted this is a converted barn next to a farm so expect some wildlife. My husband forgot to pay heed to a previous comment by another visitor and left the bathroom window open so we were paid a visit by a frog. Cue lots of hilarity as we tried to remove it from the bathroom All in all, a beautiful place in a lovely location and the perfect, relaxing break. We would recommend and return.

We just returned from a fab 2 weeks in this beautiful barn, wonderful location, very clean and comfortable. Lovely hot tub! Lots of things to do and enjoy around the area especially if you into walking! We wanted to stay! And we will definitely return!

When we arrived at the cottage, we were pleasantly surprised by the space and how lovely this cottage is. It is very well equipped with everything you need. The beds are extremely comfortable. It's nicely decorated throughout, and is one of the nicest accommodations we have stayed in. The hot tub is fabulous, only one recommendation is they could do with a toilet upstairs as currently you have to walk downstairs to use the toilet whilst in the hot tub. I was extremely conscious of putting water throughout the accommodation. You could walk down the side steps to the front door, but this is very dark at night and not really an option with children. I would certainly recommend this accommodation and will look to book again. One tip, keep the bathroom windows shut during the day and nights unless you want some visitors in the forms of frogs! Also the smoke alarm is situated right above the wood burning stove so if you have damp wood which gives off smoke, it then sets it off. Amazing week in amazing accommodation.

Me my partner and two friends stayed for five days whilst we eloped! The barn had an almost instant at home feel with everything you could need. Beautiful location (although we only had one clear day to see the wonderful views properly) only niggle we had is the beds being to short, the tallest of us being 6ft7" ! But would 100% return to stay here!

Where can I start, it was fantastic and just what we needed at this particular time. The cottage was beautiful, the views were stunning, and I would highly recommend it to anyone. I've never used Sykes before, but I would definitely use them again. Good experience from as early as booking the holiday, Sykes team were superb.

The cottage and its amenities were fantastic and in abundance. The kitchen was very well equipped and the provision of entertainment such as DVDs, games, puzzles and books etc for children was a very nice touch. The welcome pack of milk including tea bags in the caddy, wine and eggs was just lovely - just what was needed upon arrival as we hadn't managed to get to the supermarket as yet. The hot tub was just amazing! As we have a 4.5 month old it was our little bit of luxury once he'd gone to bed. The wood burner was also just lovely and the extra logs left were very nice (although we didn't use them).

My new husband and I stayed here for 5 nights after our wedding. It was the perfect place for us to relax and unwind after the wedding. The barn itself is beautiful and cosy. We loved lighting the log burner on a night and chilling on the sofa! The hot tub was an added bonus and we loved sitting in there with a glass of champers. The location is ideal for exploring the lakes, we went into ulverston for food a couple of times and visited coniston, cartmel, newby bridge and bowness - all in easy driving distance. Would highly recommend this barn for couples / groups / families looking for a perfect place to relax, within easy reach of the beautiful Lake District.

Returned from Hill Side Barn this weekend from out first family holiday. What an amazing place to stay. Situated in a great (and quiet) location in the hills above Ulverston the barn offers a great base to explore The Lakes and the surrounding area. The barn itself is very comfortable and kitted out with everything you could need for a relaxing holiday. Which brings me on to the hot tub - a perfect way to relax and unwind following a full day of doing touristy things. Very sad to be home!

We stayed in 2 of the cottages and thought it only fair to put a review on here, these are by far the best cottages we have ever stayed in , the decor and furnishings are amazing and so homely and comfortable that you won't want to leave the cottage, we had a Halloween party at the cottage whilst we were there and took full use of the hot tub after our long walks and bike ride. A lot of thought has been put in to the cottages with things like a slow cooker being put in the kitchen which was ideal for us, the bedrooms were comfy and the shower rooms fantastic.. In Ulverston there is some great pubs to get a meal and there's a lovely walk up to the lighthouse and if you get chance to go in the views from the top of the lighthouse are spectacular. All in all these are the best cottages we have ever stayed in since we started having the October half term week away some 5 years ago and we would have no hesitation in recommending them and also giving them a 10/10 . Beautiful place which was furnished to an excellent standard. The hot tub was ready to use on arrival and the heating was on making it toasty on a very cold day. Lovely holiday let. Everything was very clean. Lovely and warm and comfortable. The hot tub was the icing on the cake. The wine, eggs and milk were a thoughtful touch. We would not hesitate to stay here again. If there was one thing we could have had it would have been a better reading light in the lounge but to be honest, that was the only thing we could find fault with and it certainly didn't mar our time away.

Fab place, with everything you needed inc dishwasher and washing machine. A place away from home! It is not far to Ulverston, which has loads of great walks, there is a box with plenty of walks so you know where to go and what to do. The hot tub was brilliant and just what you needed after a long walk or a day chasing up and down the hills with the kids. The owners are friendly and even though there are a few other cottages there you still feel private as you have your own little courtyard and garden complete with playhouse. Kids loved it and so did we!

Just got back from a week long relaxing break at the hill side barn, had the most amazing time, the barn was warm and welcoming!! Hot tub was lovely, spent most evenings in it with a glass of bubbly stuff looking at the stars! Ulverston is a lovely town with lots of shops to get the essentials. We visited the temple and the zoo whilst staying here as they were both a short drive away and would recommend these attractions to everyone. Would certainly go back and will be recommending it to friends.

The location is brilliant: quiet/peaceful - a car is needed for access to shops etc but there are some nice walks in the vicinity. The owner is a true gent: very relaxed, friendly and helpful. The living space is excellent and the hot tub a fabulous bonus after a days walking in the hills. It is refreshing to stay somewhere and not have 'DO NOT' notices all over the place. We will definitely book again.

It is a stunning property in stunning surroundings. It provides you with an ideal base for the Lakes while ensuring that you can recharge your batteries at night in peaceful surroundings or even taking a dip in the hot tub. Stayed here for a week in early May - had an absolutely fantastic time staying here. We loved everything about the property, from the peaceful and tranquil location, the hot tub, the beautifully decorated interior to the hugely comfortable bed! I can't recommend Hillside Barn highly enough and we are already thinking about booking again for next year!

The barn was amazing, easily the best self-catering accommodation we have ever stayed in. Hot tub was perfect, as were the furnishings in the barn. The beds were very comfortable and all of the facilities were top notch. The location is beautiful, so peaceful and relaxing. Being slightly away from the main sights in the Lake District wasn't an issue. Can't wait to go back again!

We had everything we needed on arrival with instructions on using the hot-tub. What we like most was the space and layout of the property, very light and airy with great views. Ulverston had nice shops and the Farmers' Arms restaurant was great. We liked the location quiet without being miles away from town. But didn't like having to drive on some muddy roads to get there. The directions caused some problems due the signage in town but once you got Hill Side Barn, it was well worth it. We would definitely stay there again. It was one of the best properties we've stayed in.

Fantastic quiet location with great facilities. Welcome package of eggs wine and milk to start you off. Plenty of wood for the log burner, perfect for those colder nights, although the whole barn was very warm. Hot tub also perfect for every night, will be back.

A great place to chill out away from work and all the stresses of day to day living. We felt free to sit around the log fire all day watching DVD's. The hot tub was wonderful, we were able to use it anytime we felt like it. We enjoyed the visits from the owners cat and dog, and the owner could not do enough for us. We are thinking of re-booking for next year.

Excellent accommodation, was a superb base for our holiday in the lakes. We rented this barn conversion from reading reviews on trip advisor and found them to be fully justified. We loved being isolated within the farm complex, having the sheep & cows as our nosy neighbours. Again echo the comments on the hot tub - this is an excellent feature and we loved having a glass of bubbly to celebrate our lovely holiday in it.

The property is spectacular and the area is beautiful. It is very peaceful, except for joyous birdsong! We had lots of room and privacy and the owner was extremely helpful when we arrived. There are many places to visit in the area. It is not as crowded as the Lake District, but just as beautiful and interesting, and the weather was great all week!

We very much enjoyed the location of the place we stayed in, set in a beautiful farmland area. It was close enough to the town of Ulverston to get to by car. Yet at the same time far enough away to make us feel as if we were in the wilds. Fabulous building with a real homely, warm feel about it. Great facilities, with dvd, satellite tv, gaming etc, with a good selection of books and films to watch. We stayed there with friends, so there were four of us - two couples, and we particularly liked the open plan lounge, eating, kitchen area. There was plenty of room and the wonderful airy nature place, with lots of natural light was great. We would definitely recommend this place to others, and someday hope to come back. The owner who met us was very friendly and helpful. We all had a fabulous holiday and the weather was wonderful, and we appreciated the scenery very much.

This is our first stay in a cottage as we usualy book log cabins, what can i say !wow! we are so pleased we have found our perfect holiday heaven. the cottage has everything you could wish for , it is in a perfect location not far from ulverstone , but quiet and secluded. the hot tub is fab, and wine eggs and milk on arrival most welcome.there are also many extras not mentioned when booking ,like playstation 3 wi, a bookshelf with dvd,s books console games etc,this place is that good its booked solid so any future booking would have to be well in advance. only 1 week left this yr and i am just about to book .SORRY.

The cottage was very well appointed with everything we needed in a beautiful location. It was a short drive to the local town but was so quiet and peaceful with just the sound of the sheep and the cows chewing grass. Fantastic to have the hot tub to come home to at the end of the day and this was the icing on the cake. Would recommend and would definately return ourselves in the future.

The peace and tranquillity, the animals, the weather. The surrounding area was beautiful. The hot tub is a real winner. The knowledge that the owner was around if we needed him but not in our face. The accommodation was fantastic and we did not want to leave.

This was one of the best holiday cottages i have ever stayed in. only two miles from ulverston but we could have been anywhere in the depths of the country. It was furnished beautifully, everything was clean and seemingly new.There was everything you could possibly need in the kitchen which was a delight to cook in--being part of the one large open plan room. The highlight for us was the outside hot tub, this was amazing on a freezing January night---we sat in it for hours with the obligatory glass of wine. The resident dog was a delight---he wandered in, decided whether our tea was better than his, then finding it wasn't---went away --but called next day to check out breakfast. Altogether we loved it and will certainly go back next year. Probably in the winter months as I expect the summer holidays could get quite busy.

This was one of the nicest properties I have ever stayed in. It was warm, peaceful and comfortable with every possible convenience. The hot tub was a delight(must have one) and the owner helpful and welcoming, he even left us a bottle of wine! The resident dog visited regularly and was a most amazing footballer!

2nd time we have visited, and we thoroughly enjopyed ourselves. The outside spa was the reason we had booked and this was excellent although it did take a bit of effort to go out to it on the Saturday night when it was raining. Inside they had refurbishjed the bathroom and this was a good improvement. The fire in the main living area was not really required but we used it anyway because it was nice to have a log fire. We all enjoy cooking so we made sure that we brought utensils we thought we might need, one area where we felt there could be an improvement.

Excellent choice for a family celebration. Owners very friendly and helpful. Barn lovely throughout with beautiful furnishings. Many thoughtful extras. Loved the wood burner and open plan living. Excellent location and the single track road was even passable in the snow! The barn is child friendly with a safety gate on the stairs.Would love to return to this cosy barn.

The property was everything we could have wished for. The amenities throughout were superb. Outside we had the bonus of the hottub and barbeque. The barn was far enough out of Ulverston for peace and quiet, but not too far if we wanted a newspaper. There was 6 adults in our party and we weren't falling over each other. None of us were ready to leave and wished we'd had another week. We have recommended this property to family and friends
