A very spacious property for 2 persons. In a quiet location, this is the only holiday property on this site. There was good heating for late Autumn & Winter use and friendly and helpful owners in the adjoining ex-farm house.

It was a lovely, comfortable, apartment, great to get home to relax after a day out walking. The kitchen was very well equipped with everything you could need. The position is ideal. When you are tucked up inside you feel miles away from anywhere, but Asda is only a few minutes away and Kendal only 10 minutes drive. A half hour drive takes you right into the Lakes or the Dales. There is still so much we would like to do, and hopefully we will return before too long.

Great little place with the most friendly owners you could ask for. Beautifully decorated cottage and within a short drive from all the lovely walks within the national park. Perfect!

This cottage was wonderful. Comfortable, clean, with everything you could need. The owners were friendly and welcoming. Perfectly situated for the lakes, with fabulous views from windows. This cottage is exceptional.

My partner and I stayed here for a week in early august and would happily return. We booked directly through the Hollins Farm Barn website and the owners, and so found it a little cheaper than initially expected, which was great. This process was all very straightforward. Upon arrival we were greeted by the friendly owners who gave us the key, showed us around, and told us about the local amenities and areas of interest. They have also compiled some binders with this information and lots more useful tips about the area (restaurants, farm shops, events, walks) which were useful. The Barn itself is very comfortable, with a well-equipped kitchen and some basic ingredients, such as oil and tea. The rooms were spacious and we were impressed by the quality of furnishing, though I wouldn't have objected to a slightly firmer mattress. There was a good selection of CDs, Dvds, books, and some OS maps too. There's also good-quality wifi throughout the property. Another useful feature was the 'boot room' – a warm room with a sink downstairs where one can sort out muddy walking kit and suchlike. It also contains a portable BBQ for those who might have sunny enough weather to eat in the outside seating area. The Barn was very easy to find from the M6, as the owners provide a useful set of written instructions on booking. It's located a ten-minute drive from Kendal, which is a good-sized town with a variety of supermarkets (Asda, M&S;, Booths) where one can stock up. For those looking to explore the surrounding areas, it's about a 30 minute drive from ambleside and 20 minutes from Sedburgh in the Howgills area of Yorkshire. We thus found it to be a good base for day trips out to both the Lakes and the Dales. We found it a very relaxing, quiet place to stay, particularly after our walks and days out, and I would highly recommend the property.

Lovely place to stay in a quiet location. The barn had everything you would need and it was a very cosy place to come back to after cycling around the lakes. The owners were very friendly and we will be recommending the place to our friends and family.

It's difficult to elaborate on the fact that this cottage was perfect for what we wanted and would fit a range of needs. The location is ideal for a feeling of comforting seclusion whilst only being a stones throw from supermarkets, takeaways and Kendal centre. Coupled with the beautiful cottage itself and its non intrusive but very helpful owners, this holiday ticked all the boxes.

Hollins Farm Barn was first class. It was warm, comfortable and clean. The bed was really comfy and things like the bedding and towels were of good quality. The owners were helpful and friendly whilst respecting our privacy also. They left us toiletry's, salt, tea bags and oil etc which is something many don't supply. It was a very peaceful location. Well worth a visit!

I liked the way the barn had been done-up so much that I didn't mind the awful weather we had during our visit. As a holiday home it was truly excellent. You don't mind staying in when the house is so nice! In particular I was impressed at the thought that had gone into things like even supplying emergency torches! There was a wide selection of books/DVDs/boardgames too.

We stayed in this cottage for a week and would have been delighted to stay for the summer; shame about work commitments! The owners were welcoming and helpful, but not imposing, and the cottage was delightful. Excellent location for walks in/visits to the Lake District, Howgills, Yorkshire Dales, and Morecambe Bay. Comfortable and well-equipped cottage, with very efficient central-heating, and safe off-road parking. One of the best cottages we have stayed in and would thoroughly recommend. We hope to return there soon...

This was a wonderful cottage, tastefully converted and furnished, very well-equipped and in a beautiful location. Our hosts were ideal hosts; friendly, thoughtful and helpful but not overpowering. One of the best cottages we have ever had the pleasure to stay in - and we've been on the self-catering cottage circuit for many years!

There was a warm welcome awaiting us at Hollins Farm Barn. As a gay couple this is important and made us feel very welcome from the outset. The first floor accommodation is nicely decorated with original beams and well-furnished with all the facilities you could need. There are nice views of the countryside and a pretty garden for sitting out in clement weather. There was plenty of space for storage of bikes and outdoor gear downstairs in the utility area. There were lots of books, guides, CDs and DVDs as well as free wifi. The heating and hot water was more than adequate, but would have benefitted from a programable timer. On the whole, the accommodation was very comfortable, although the bed would benefit from a better quality mattress. Overall this is a lovely place in a good location and good value.

Beautifully placed to gain access to the Lake District and the Yorkshire Dales, plus the Borders area. Easy access to the M6, and Kendal for shopping, yet quiet with nice views. Friendly and helpful owners make it an excellent stay.

The barn was furbished to a high standard and filled with everything you would need for a self catering holiday. It is situated in a prime location just a mile from Kendal, close enough to be near the action but far enough away that you feel secluded and peaceful when there. The owners where very friendly and helpful and we would recommend the stay to anyone!
