We have had an absolutely perfect holiday at Grooms Cottage. The cottage was spotless and very well looked after, there is everything you could ever need, especially in the kitchen, every utensil you could ever need, even had colour coded chopping boards.. Lounge has 2 nice comfy sofas and a good size TV. Beds were very comfy. Benefits from having both a bath and shower. Enclosed garden outside with a brand new BBQ. Set in further lovely tranquil frounds. We could not find a single fault with the property at all...it’s fabulous ..and we will certainly return when we can. The location is quite remote and a car is needed to get around the area but we knew that before arriving and was one of the reasons we chose it. It is easy to get to loads of different places such as Edinburgh, North Berwick ( lovely little fishing town), Holy Island, Eyemouth to name a few. Most relaxed holiday we've had in ages... We would highly recommend grooms cottage to anyone. Thank you Liz, we hope to see you again soon.

When I booked Grooms cottage, the pictures made it look like a quaint cozy cottage with a vintage feel. Unfortunately the reality was quite different. The cottage is listed as pet friendly, and I maybe should have taken heed of that as when we opened the cottage door a strong smell of dog hit us! We immediately purchased fabreeze, as the smell was making my partner feel quite ill. But maybe if we had dogs we wouldn't have minded. The cottage was clean and tidy, but the towels provided were stained and had long hairs on them. They were also very small. We went out and purchased a large bath towel each. The bed was an odd set up, with being two singles pushed together, the mattresses in all the beds were so hard. After a week sleeping there, both our backs were in agony. The bathrooms were clean, and the shower pressure was good. However all the hot water taps need warning labels on them, as the hot water goes straight from cold to scalding. I scalded my hand on the first day. If you had children, it would have been extremely dangerous. The kitchen was well equipped, the dishwasher and washer/dryer worked very well. But the oven was another story, looked quite old and the hobs either did not get hot enough to even warm the food or went so hot all the food was burnt! The hot tap again was scalding, and the taps were badly cracked and flaking. There is a piece of wood that runs under the kitchen cabinets, which on our first day fell down on my foot bruising it. I had only touched the dishwasher and it fell down. Plenty of plates, cups and bowls are provided which is nice. The living room was comfortable, very small television and set far away from the sofa so I struggled to see. Also be warned that there are dogs on the site, and pets are allowed to stay there as we were woken a few times in the night by dogs barking which unfortunately ruined the lovely peaceful countryside. The owner was very friendly which is a huge plus, and the cottage has so much potential but needs modernising. We enjoyed our week away, but would not return to this holiday cottage.

The location of Grooms cottage was in a lovely quiet area beside a beautiful courtyard. The grounds were superb with a Tarzan swing, two beautiful giraffe sculptures and other activities for children. It was very safe for us to let the dogs out without worrying if they would run into a road.

The location was superb. The silence, and the sky at night contributed to a spectacularly relaxing break. An ideal base for splendid deserted beaches. The dog enjoyed it too!

Groooms Cottage is a comfortable, cosy, sympathetically furnished and decorated, well equipped cottage set in idyllic surroundings - it's perfect. It is well placed for exploring both sides of the Scottish Border. The owner was very welcoming and then left us to it with details of how to contact her if we needed anything.

Great location! Heating was working well in the winter weather and cottage was nice and cosy.

Friendly welcome by the owner on our arrival. Complimentary bottle of wine provided. Not intrusive during our stay but we were advised who best to contact if there were any problems, location of doctors etc and good pubs and restaurants. The property itself was very clean and provided everything necessary to make our stay comfortable. Somewhat isolated but that suited us as we wanted a peaceful location and there was a long quiet lane across the main road which was perfect for walking the dog off its lead. Surrounding towns were easily accessed by car and we took the opportunity to tour about. We liked the peace and quiet best.

Really enjoyed our stay, we could not complain about a thing regarding the cottage.

This is a lovely cottage situated in the grounds of an old courtyard. It's really lovely and quiet, and it provides easy access to the coast both in Scotland and England. There's some lovely quiet roads around, and an amazing pub in nearby Paxton. The only slight issue I had with the place was the noisy floorboards. If you needed to get up to the loo in the night it was impossible not to awaken the other half ;-)

The cottage is peaceful and small gestures made it much more pleasurable, like the handmade honey, oat soap and wine/homemade bread on arrival.

We needed a quiet, no hassle retreat for a week and this was just the ticket. The cottage was homely and comfortable. On arrival there was a vase of flowers, a bottle of red wine and a loaf of home made bread, lovely touch and much enjoyed. Bailey the dog enjoyed his holiday too!

The cottage and grounds are lovely and Liz the owner is so friendly and helpful we had a great time despite it being rainy. The area has so much to offer walks on the numerous beaches all within a 20 minute drive, golf, shops, castles so much to see and the scenery amazing. Our little dog loved wandering around the grounds and also the beaches. A wonderful time and hope to go back soon. Would recommend to anyone.

Rated by Mrs Fryer reviewed on 26th July 2012

The cottage was very cosy and we felt very much at home. The beaches were just 10 minutes away in several directions. All in all we liked everything, even the awful weather was enjoyable because of the surroundings! The owner was very friendly, and we enjoyed the surrounding woods and gardens - there were great places close by for walking the dogs.

A lovely, courtyard setting and garden. Very warm and cosy. Felt 'at home' straight away. Owner left flowers and wine and came over to welcome us and left us alone then. Great shower for main bedroom.

Lovely property, lovely location and a really peaceful setting for a relaxing break. The children were able to play out with out any worry of traffic in the garden. The cottage was well equipped like home from home and having two bathrooms was brilliant with having the children.
