This lovely, detached studio-style property sits in the extensive grounds of the owner’s home in the village of Ninfield near Battle. Light, bright and beautifully furnished, this self-catering holiday home provides couples with the perfect place to relax whilst still being able to enjoy the many interesting things to see and do in rural Sussex. The spacious open plan studio, accommodating the bedroom and sitting area, has lots of windows that not only allow in plenty light, but also open up the wonderful views over the well-maintained gardens and surrounding woodlands. Just outside is a well-placed bench, so why not sit a while, listen to the birdsong and let your eyes gaze across the landscape down to the distant shore? Stepping back inside, Standard Hill Cottage has a separate, well-equipped kitchen with a cosy dining area, ideal for a shared breakfast with someone special, then up a step into the large bedroom with lots of comfy seating and an electric woodburner-style stove. Plenty of wooden pieces in the studio have been created from felled trees on the owner's land, including the handy bench where you can lace up your boots before setting off across the fields towards Norman's Bay or Battle. Why not take a good walk along the footpaths that criss-cross the countryside, building up an appetite for a tasty barbecue when you get back to the cottage? An added bonus for summertime visitors is a refreshing swim in the owner’s unheated outdoor pool or a game of tennis on their private court, by prior arrangement. Ninfield is a thriving village in the Wealden District of East Sussex, situated roughly four miles north of Bexhill-on-Sea and approximately the same distance from the historic town of Battle. To the west is Standard Hill, which is thought to be the place that William the Conqueror set down his flag or standard after the Battle of Hastings. The often explored and unexplored areas of this part of Sussex provide visitors with a fun-filled holiday at any time of year.

Note: A main road runs past the property, so care must be taken when exiting the driveway. Note: Some road noise can be audible during busy times. Note: Although all ground floor, there is one step to the front door and one step into the property. The floor into the living area is also slightly raised with one step up.

My wife and I needed to get away after the busy Christmas period and be near family so we chose Standard Hill Cottage. The property is tucked behind the main building and there is amply parking for the car. It is a two person studio apartment with an excelllent shower room and toilet and a nice size kitchen. As soon as we walked in we felt at home and the owner was kindness herself with gifts of eggs, bread, milk and a bottle of wine for us. The apartment was really cosy and we were able to spend time relaxing there. We hope to return again this year after Christmas.

My partner and myself stayed here over the Easter weekend. The owners made us feel very welcome, wine , tea , coffee etc all there along with fresh eggs!!! They were extremely helpful without being intrusive. Grounds are gorgeous, luckily weather was lovely the first day so we could benefit from it. Would definitely recommend it and visit again.
A lovely quiet detached studio cottage, with superb views over the Sussex countryside. We never noticed any noise from the road. Had a thoroughly relaxing time.
A surprisingly spacious small cottage with lots of light and a great view. A great place to come back to.
