There is a double bedroom, a twin bedroom, a bathroom with shower, a ground floor WC, a kitchen, a utility room, a dining room and a sitting room with a multi-fuel stove. Outside there is off road parking for two cars and a gravelled patio area with furniture. 1 Linthill Cottages is a wonderful holiday base.

Set just one mile from the village of Lilliesleaf, this cottage has two bedrooms and a family bathroom to the first floor and downstairs offering a comfortable and cosy sitting room with an open fire and a separate dining room, perfect for games of monopoly or enjoying a heartwarming supper. Outside Rose Cottage there is a delightful area with table and chairs, just perfect for sipping a cool glass of wine, whilst listening to the chorus of wildlife as they prepare for night. The small, pretty village of Lilliesleaf, just a 10 minute stroll away, has a lovely pub, a gallery café and a golf course. A short drive will take you to Ancrum which boasts a village pub, shop and Post Office. With access to great scenery for walking, cycling and fishing, as well as the historic abbeys of Dryburgh, Melrose and Jedburgh, Rose Cottage is the perfect destination at any time of year.

From the lush green farmlands of the Borders to the ruggedness of the Highlands, the Scots are proud of their land and identity. Scotland also has some of Britain's best beaches with glorious stretches of clean sand over which to roam.
What a nice place to use as a base for discovering the Scottish borders. We stayed for a week in Rose Cottage with the 2 kids and the dog. Whilst this is a cottage, there is still plenty of space to spread out, and relax. Central to loads of local sights and close enough to the arterial roads to go a little further, you'll not go wrong here. With current virus restrictions, the owners keep away, but that's no bad thing - if you need them they are so willing to help, and just reading the visitors book you can see how helpful they are in "normal" circumstances. My only feedback would be that personally I think a shower would be a great addition to Rose Cottage. That said, it won't stop us from coming back (if they'll have us :)). To that end, there's part of me that's loathe to leave this review for that reason: we don't want it to be so popular that we can't book again...
Great place to stay. Kelso, Hawick, Melrose and Galashiels just a drive away. The village of Lilliesleaf is a nice walk for those that like to walk. A short drive for those who don't. Will be returning as it is a lovely place to stay.
Beautiful location and Cottage, couldn't have asked for better. Lovely welcoming owners, who really made the holiday perfect for us. Fantastic holiday and can't wait to return.
The location of the cottage is outstanding, really quiet. The area is a great place to relax and our dogs enjoyed running the grounds. A lovely place with great owners.
We would not hesitate in recommending Rose Cottage to anyone looking for somewhere to stay to get away. The cottage has been refurbished recently and they have done such a good job. It's a beautiful cottage with lots of character. You can't beat sitting by the fire with a glass of wine in hand when the rain/snow beats down outside or sitting out the front of the cottage in the sunshine listening to the birds. It was far better than being at home listening to the traffic! We will certainly be looking to rebook when we next come to Scotland and we would have no hesitation in recommending this cottage to anyone looking for a getaway.

OSBs can be booked within a calendar month of the start date of the holiday. "Last Minute Breaks" (LMB) are available at most properties throughout the "LOW", "MID", "HIGH", "PEAK", "XMAS" and "NEW YEAR" periods. The price for a 3 night break is either 65% of the normal weekly rental or, if it is higher, the quoted Winter Short Break price. Extra nights are charged pro rata of the weekly rental. LMBs can be booked within one week of the start date of the holiday.
