Ty Newydd is a lovely detached cottage near the village of Llangadfan just nine miles from Lake Vyrnwy in Mid Wales. The cottage can sleep fifteen in one super king-size bedroom with a sofa bed suitable for children under 10 only and en-suite shower, one family room with super king-size double and two single with en-suite shower, one king-size double with en-suite shower, one double and two twin together with family bathroom and ground floor cloakroom. Also in the cottage is a kitchen with dining area and two sitting rooms, one with woodburner. Outside is ample off road parking and extensive gardens and furniture. Ty Newydd is a luxurious cottage and is ideal for large groups of families or friends to enjoy touring this beautiful part of the country.

Just come back from a week at Ty Newydd, a really nice homely place. When we arrived the owner Arwel met us, very nice man who showed us around the property and gave us all the information we needed. Also there was a nice Victoria sponge left in the kitchen for us too. The property has two large sitting rooms both with TV's with Freeview, picture is good with both. Kitchen has everything you need, big oven, all the cooking utensils you'd need and two dishwashers. There's also a utility room off to the side with a big American fridge freezer, washing machine and dishwasher. Six bedrooms upstairs, we used four of them and they were all a good size, three of the rooms had ensuite shower rooms. Towels and bedding all included. The real plus sides of this property are the games room which has, a pool table, table tennis and table football all available. The garden is huge, has a badminton net, small football goals, plenty of bats, balls, racquet's and a cricket set in the shed. But the biggest plus side of the house is the pool and hot tub, pool is heated, it's not really hot but it's not cold either, the hot tub is lovely and warm and seems quite new. We used both a lot during the stay. The only very small negative for me was the internet, there is a router in one of the sitting rooms, however with the house being very big, it does not reach all areas and even when you are connected it is only good for minor browsing, I couldn't stream videos etc. Again due to the location, I didn't have a great mobile data signal either. This didn't massively affect us but could be important to some people. Arwel came most days checking the pool and hot tub, and would check in occasionally checking everything was okay. Nothing was too much trouble and he was really helpful. There's not much around the property, we did go out to a few local attractions and went into Welshpool for a few hours a couple of times. To sum up, a lovely house, the pool and hot tub were great. We'd definitely recommend it and would return.

Fantastic property, very well equipped with beautiful views. Pool was brilliant for the kids who enjoyed every minute. There was plenty of room for 8 adults and 8 kids. The owners were very friendly and visited daily to check the pool and hot tub were operating correctly. Broadband and phone signals are week at the property due to its remote location all in all a great time had by all

We booked this house and the adjoining cottage for a team building week with a group of staff and couldn’t have chosen a better place. My initial objective was to find a property with a large number of bathrooms and this house provides 7 large bedrooms and 6 bathrooms when booked in conjunction with the small adjoining cottage. The owners are lovely people and can’t do enough to help make your stay outstanding in every way. A large Victoria Sponge cake was waiting for us on arrival and the house was decorated for Christmas and had a lovely real Christmas Tree. The swimming pool was a success with everyone and unlike a previous visitor, we found it to be comfortably warm. A swimming pool isn’t supposed to be above 28 degrees and the pool never dropped below this temperature the whole week we were there, despite being in the cold of winter. The pictures of the property don’t really do it justice or properly give people a true understanding of the size of the house. We had 10 people in total and the house coped with this number very well. All three ensuite rooms are large, with one sleeping up to 4 people and one sleeping three people. Great for families with young children. As in many rural locations, the Wifi is sufficient for browsing and the “essential” Social Media, if not for full Movie Streaming. However, Freesat TV and a DVD player in the lounges provide plenty of entertainment, as do the pool table, table football and large hot-tub for five. A large wood-burner enhances the homely feel. Tesco and Asda deliver to the location and there is a reasonable sized village about 4 miles away. One final point is that the property is in a rural location and therefore doesn’t suffer from light pollution, so the stars on clear nights are a fantastic sight. Highly recommended.

I beleive we where the first family of 14 to stay. We had 6 kids and 7 adults. First impressions was lovely the owner baked us a cake and homemade scones. The cottage was done up well. the stay was nice and peaceful kids loved the pool which was the main reason for booking and the hot tab was just great after a day out. We visited the highest water fall while staying there . And ordered lots of free range eggs from the owners farm for our breakfast. Tesco/ asda deliever groceries so the owner kindly put away our grocery we ordered before we got there which was really lovely. i would say we had a problem with was the bathrooms which do not have locks, as we had 3 families staying togther was really aqward. Overall we all enjoyed ourselves.

Such a fab place to stay!! A very warm welcome by the owner of this beautiful home! We came here for my Dad's 70th birthday weekend and booked it through Sykes', it was perfect for our big family and it catered for us all, including the kids!! It was sooo well equipped and so much attention to detail. The beds were all made up and there were plenty of towels left out for all 15 of us!! The farmers wife, who I met on the Saturday, made us a large Victoria sandwich cake, it was delicious!! The swimming pool was beautiful and was perfect for the kids, while us adults enjoyed the hot tub outside! The games room was a brilliant addition especially for the boys, kept them entertained for hours!! The decor was just beautiful and very modern but with a traditional twist, definitely in keeping with the old farmhouse!! They'd even put a real Christmas Tree up and other beautiful decorations which only added more to the warmth of this stunning house! The surrounding countryside was also very beautiful and a lovely extension to the well kept gardens!! I would recommend this place to anyone 100%. There's another small home next to the large cottage so ideal for 17 people really!! Please go and enjoy yourselves like we all did, so much to do locally too! You won't be disappointed!! We're definitely going back next year!! Thanks for a perfect stay!!
