Set in a lovely location just on the edge of the Peak District. We stayed here as a family of 8 adults & 2 dogs for 3 nights in January. The host Lyndsay was so lovely & there to meet us upon our arrival. She showed us how to work the hot tub, sauna & underfloor heating. She also left us a welcome hamper which we thought was a lovely touch! The cottage was clean & tidy, very well maintained too. The kitchen has everything you need for your self catering needs, even plastic champagne flutes for the tub. Highly recommend this property & would definitely return.

Recently, myself and a few ladies visited this site. It was well presented; welcoming, warm and comfortable. However there is a surplus charge of £100 if you do not tidy up after yourselves bearing in mind check out is a 10am and it a ‘getaway’ for friends?! The owner charged the birthday girl £100 because we did not leave the accommodation in a five star condition. Please bare in mind that if you stay here clean as you go and be up early as possible to clean before you leave!! It did not stipulate in the terms and condition to carry out an enormous amount of cleaning before leaving although we paid almost £900 for two days ?! We are shocked by this, it really put a damper on the trip.

Recently had the pleasure of staying here to celebrate our friends Birthday which at the moment seemed fit for purpose for the number of people. I would however not recommend this for a family as the staircase would not be suitable for smaller children and if you were looking forward to relaxing around the fireplace the size of the sofas and the level of uncomfortable space would not give anyone the satisfaction of enjoyment. Although it was handy to have the landlady next door to the property for support there were too many complications regarding the hot tub which required for us to contact them to use the hot tub which we were told we didn't need to touch once it had been already set up by them. On top of that hot tub took hours which was far to long to heat up to enjoy. There was an unwanted surprise of £100 added payment for cleaning which I felt was definitely not necessary considering we payed £800 for a 2 nights stay. The state of the place was not over untidy when left and did not warrant and extra charge on top of payment. No damage had been made to the property and one would of thought that the owners would do a deep clean after each person who uses the property to replenish the towels, toilet paper etc. Surely the cost of the price itself would of covered for unclean towels and a fork left in the sink. My opinion if you are going to use this property hire a butler or maid to spend the vacation with you so that you can enjoy your time spent without over exerting yourself to do any extra cleaning on on your your holiday.

We recently had one of the best UK. Holidays here at 3 Pheasant Lane. From the beginning of our booking we knew that we had found somewhere amazing. It started with the brilliant contact established with the on site manager Lyndsay . She ensured that she delivered the best possible stay for us all . We loved everything and we were especially lucky to be the first guests to enjoy the brand new hot tub. The beds were so comfortable that my son and his wife went home and purchased the same one . We all thoroughly relaxed and unwound. The cottage is adjacent to woods and a ten minute walk to a peaceful reservoir. The only noise you hear is the bubbles from the hot tub and the pheasants. It is idyllic, well positioned, beautifully set up and superbly stocked with everything you need (apart from your own food and drink !). Just a short drive away is a great selection of shops to replenish your provisions . Having stayed in Centre parks and Forrest holidays for nearly 20 years , 3 Pheasant lane blows them our of the water . We are so grateful to Lyndsy, her dedication to her position shows in every aspect -there is even a beautiful welcome hamper waiting for you. We would shout from the rooftops how lovely it is there . If you are after a lovely ,relaxing, peaceful time - you will get it !. We would highly recommend this cottage, and the owner is committed to providing the best experience possible,by investing in a full plan of refurbishment works during the quieter rental months. Thank you again Sykes and lyndsy for our fabulous time .

Me and my family recently stayed here as we wanted a nice quiet holiday where we could take our 2 small dogs with us. When we arrived we was greeted by the lovely manager who lives next door and runs the property for the owner. It's very newly built and on the end of the lane (which I loved). Absolutely stunning place. We booked it so the two kids could sleep upstairs, my momma and grandad in the main bedroom and my mum in the other room on the ground floor as they are all disabled and can't manage steps.. so me and my husband booked it to stay in the hut on the garden. Unfortunately 5 weeks before our arrival I broke my tibia and damaged all my ligaments in my knee. So as I also can't manage steps now, so my husband carried me in and out the hut everyday. (He's a good egg) My only real niggles was in the description for the cottage the shepherds hut is described as having a shower room with shower and a WC. I thought in the night this would really help me as I can't get in and out the hut on my own. Unfortunately on inspection there was no light in the bathroom and we was told the WCs not really in use and can only be used for a night time emergency wee. I don't remember anything being said about the shower not being in use, but we didn't use it anyway as the drainage just looked like a pipe going to the woods so we didn't think that was working either. Also we had a very bad storm which cut all the electrics out at 3am. We had to go and stay over in the cottage as we didn't feel safe in the hut. The storm ended up pulling one of the electric wires right out of its fitting that was for the outside lights. It was hanging extremely low just above a large puddle. I wouldn't let my nephew outside incase he ran into it. We had someone wait in all day on our last day for an electrician that we was told was coming, for no one to show at all. The garden was water logged and covered in leafs on arrival and through out the whole stay. Was Quite dangerous for me as I was on crutches and when I slipped I couldn't put my bad leg down as I'm not aloud any weight on it. If I'm honest, I don't think I'd really have had any problems if It wasn't for me breaking my tibia before we came. If I was fit and well like I should have been, I know we wouldn't have seen these issues as a problem. All in all, once I'm back on my feet we would love to book here again and have our walking holiday that we originally wanted! Apart from those few niggles everything else was perfect and if you book you won't be disappointed.
