An additional B&B to sleep extra guests. Christmas & Boxing Day waie2play and the pool are open at designated times, however the on site pub will be closed.

Enjoy the best of both worlds and head into the city of Exeter, which is less that 20 miles away and offers a huge range of attractions, restaurants and shops. This pleasant property has been designed as an upside down house to make the most of the views from the upstairs windows. As you enter the property, you ll find the double bedroom with en suite bathroom with shower over bath and WC, and two separate twin rooms on the ground floor. There is also a family bathroom with shower over bath and WC and utility room with washing machine. The stairs will take you up into the bight and spacious living area, which provides plenty of room for a family to spread out and relax. The room includes several sofas, a Smart TV and an electric fire. Around the corner the open plan kitchen/diner is equipped to seat six people around the table and there is a oven, fridge/freezer, dishwasher and microwave. The balcony from the first floor gives guests the chance to enjoy the beautiful views from the property but that s not the only outdoor space to enjoy! There is a private patio, a shared lawn and BBQ and an extensive range of leisure facilities that the whole family will enjoy. An adventure playground with zip slides and indoor soft play area with its own coffee shop will be sure to keep little ones entertained. There is also a shared, heated indoor swimming pool (open seven days a week, 8am 10pm, private bookings are taken at times, public opening time tables and full information can be found on site), snooker tables, skittle alley, squash courts and five a side all weather pitch. Nearby are two carp fishing lakes. Sports hall offering badminton, tennis, netball and football (charges apply). Set in the grounds of a pub, food and drink is never far away..
