From the main road the drive leading to the property is via a farm track which is an unadopted road.

The Wiveton Downs are a Site of Special Scientific Interest and the Blakeney National Nature Reserve is nearby, offering the opportunity to see grey seals in their natural habitat. There are plenty of lovely towns and villages to explore including Stiffkey, Salthouse and Sharrington. The popular coastal town of Cromer is just a short drive away and offers plenty of traditional seaside holiday activities. Situated in working farmland, this wonderful cottage offers fantastic views and excellent accommodation with plenty of room for children and dogs to roam safely. On entering this beautiful property, you will find yourself in the spacious and inviting open plan lounge/kitchen/diner, which retains many original features including a beamed ceiling and oak doors which open onto a large enclosed courtyard. With lots of comfy seating, TV, a large wood burner set in a feature chimney breast, and a selection of books, AGA style style and games to enjoy, the welcoming and cosy lounge is an ideal space to unwind in. There is an attractive dining area with space for up to ten guests. Heading over to the charming kitchen, you will find it fully equipped with a large electric range style oven, fridge freezer, microwave and dishwasher. The washing machine, tumble dryer and ironing facilities can be found in the nearby utility room. You will also find a playroom with TV/DVD and plenty of seating, which is an ideal space for children to play and relax. A ground floor shower room, comprising of shower cubicle, wash hand basin and WC. Exploring the ground floor further you will find three cosy bedrooms: there s a spacious double room with a king size bed, a further double room with an en suite shower room, comprising of shower cubicle, wash hand basin and WC. A twin bedroom. There s also a second bathroom complete with a shower over the bath and a WC. There is also a separate ground floor WC. An oak staircase leads you from the large hallway up to the first floor where you will find two more bedrooms: there is a large twin room with an en suite shower room comprising of shower cubicle, WC and wash hand basin. A double room with a super king size bed and an en suite shower room with WC. Stepping outside, you will find a walled, enclosed yard with a stone terrace with garden furniture and a BBQ. The garden also has a large lawn, and there is plenty of space for children to play, as well as a climbing frame. There is parking available for up to five cars. Please be aware that the property is on farmland where there are livestock (sheep and pigs) so if you are bringing dogs with you, they must be kept under control. There are also many wild deer so it is recommended that dogs are kept on the lead..
