NEST heating system throughout. Wi Fi included. TV in the snug solely for the use of DVDs (please note this is the only TV in the property). DVD player. Dishwasher, range oven, microwave and full size fridge with freezer drawer. Washing machine and tumble dryer in barn across the yard. Games barn on site. An initial supply of logs for the fire are provided with further available on an honest box system. Off road parking. Pub less than a mile from the house across a path and footbridge and another pub serving food within walking distance. Shop within 7 miles. Bike storage available on request. Children are welcome however please note the house has steps with hard floors, so toddlers must be supervised. The property is accessed via a working farm track that can be uneven at times. The final approach is up a short steep incline. Both tracks are suitable for normal vehicles if approached with due care..

Keen ramblers will find plenty of walks from the doorstep, but for those wanting to go further afield, the surrounding area offers a variety of historic landmarks and market towns/villages with independent shops, pubs and tea rooms. The lounge is at the heart of this traditional home, where guests can gather around the open fire and appreciate the period features such as the exposed beams and stone fireplace, or dive into a book or board game. For those looking for something quieter, there is also a snug with its own wood burner and TV for DVD use only there should be something for everyone in the DVD collection. There are gorgeous Yorkshire flagstone floors in every room, but fear not as there is underfloor heating and a NEST heating system to keep the rest of the house warm. As you would expect from a farmhouse of this size, the kitchen is delightful; white washed walls make it feel light and airy, whilst all the mod cons bring it into the 21st century. A stable door allows you to admire the breathtaking views whilst you prepare food on the oak worktops or the quaint pastry table in the centre of the room. Across the yard, there is a barn containing the washing machine and dryer. The dining room is also spacious making it the ideal setting for sociable mealtimes. Ascending the original, stone staircase, you will arrive at the four bedrooms, which are all simply furnished allowing the traditional furniture to take centre stage. There is a large, king size master bedroom with en suite, which includes a luxurious roll top bath. There is one double bedroom and two twin bedrooms, one of which has a modern en suite, with the other bedrooms sharing the lovely family bathroom. All of the bedrooms have charming exposed floorboards and amazing views. Outside, there is plenty of space to enjoy as the house occupies a vast plot. There is also a sheltered area by the kitchen door with patio furniture for al fresco dining against a picturesque backdrop. If the kids still need tiring out at the end of a busy day, send them to the games barn which houses a pool table, a table tennis table and a Ring the Bull' game.
