Large lawned garden with cast iron cooking pit, charcoal BBQ, a variety of garden seating, and child s swing set. Games hut with table tennis and table football (please note the hut is not heated and outdoor clothing is required in the colder months). Secure outdoor storage area and drying room. The garden is private but not enclosed. Ample parking available. Shop, pub and restaurant 5 miles. Gas BBQ. Please note that dogs are not allowed in bedrooms and when out and about dogs must be kept under control at all times, if necessary on a lead. As well as farm animals, there are many roe deer, foxes, badgers, red squirrels and nesting birds in the spring.. There is also a burn located at the bottom of the garden where children should be supervised at all times. Please note the property is accessed via an estate road which is not ideal for cars with extremely low clearance . 3 night minimum stay.

The Cairngorm National Park is just 21 miles away and there are many day trips to be enjoyed including the nearby Grampian Transport Museum. Salmon, Sea trout & wild brown trout fishing is available on the River Don by separate arrangement. The property comprises of spacious and light rooms throughout, with the lounge, kitchen, dining room, and large conservatory all interconnecting, making an ideal space for family gatherings. The well equipped kitchen contains an electric Range style oven and hob, microwave, American style fridge/freezer, wine cooler and dishwasher. The kitchen leads through to a dining room that seats a maximum of 14 guests around an extending oak table, with a Smart TV which can be seen from the kitchen. The large conservatory, which is accessed from the dining room through double glass doors, has underfloor heating, a wood burner, and is furnished with comfortable sofas and armchairs making a wonderful space for card games, board games, or just relaxation and chat. The lounge has two sumptuous sofas and a love seat, there is a Smart TV and soundbar, books to read, and in the cupboards there are board games, playing cards, and some children s toys and games. There is one bedroom located on the ground floor, a super king size zip and link (which can be made up as a twin on request) with an en suite shower room with WC. A further three bedrooms are located upstairs on the first floor, each being tastefully decorated and of ample size. The master king size bedroom, with a view of Bennachie in the distance, has an en suite shower room with WC. There is another king size bedroom and another super king size zip and link (which can be made up as a twin on request), both of which share a bathroom with a bath, separate shower, and WC. The fifth bedroom is located in The Garden Room which is a separate building adjacent to the main house, just a few steps across the garden, The Garden Room has a super king size zip and link bed (which can be made up as a twin on request), with an en suite shower and WC. There is lots of outdoor space for everyone to enjoy. The house is surrounded by a large garden, laid mostly to lawn and with garden furniture. Summertime meals can be enjoyed on the paved terrace, there is an outdoor cast iron cooking pit with a swing out grill and a charcoal BBQ. The swing set is sure to delight younger children and the games room, located in a large Nissen hut at the back of the house, is guaranteed to keep all ages occupied for hours with table tennis and table football. There are many wonderful walks to be enjoyed directly from the house around cropped fields, along the Milton Burn, around the estate loch, and through woodland. Ample private parking is available..
