Superb views from the balcony and most windows extend across the water to unspoiled countryside and at high tide the water often laps the footings of the house, where small craft can be moored/beached. A nearby slipway makes this is a great place to enjoy a watersport based holiday with opportunities for bird watching, walking along the estuary, or just to savour the natural beauty of these stunning surroundings.

This unusual waterside property is a converted semi-detached boathouse on the shore of the Salcombe estuary. Although just a short walk from Kingsbridge, its secluded and peaceful location makes it seem that you are far away from the hustle and bustle of daily life. Superb views from the balcony and most windows extend across the water to unspoiled countryside on the opposite side of the estuary. High tides often lap the footings of the house where small craft can be beached or moored and, with a slipway nearby, this is a great place to enjoy a water sport based holiday. Or just relax and watch the passing river craft, and enjoy the natural beauty with its abundant wildlife, of these stunning surroundings.

Accommodation:

A long, shallow flight of steps (53) and pathway lead from the parking bay to front door. Spacious, comfortable living room with sofas, chairs, cane table and 4 chairs, open fireplace, TV/DVD, video, radio/CD player, extensive windows and terrace door to sun deck balcony overlooking the estuary. Side door leads to conservatory dining room with table to seat 8, also accessed by a walkway from the entrance door, a good area for wet gear, wellies etc. An attractive marble top bar in the sitting room extends into the kitchen with gas cooker, microwave, dishwasher, fridge/freezer and walk-in larder with shelving. A washer/dryer is located in the utility area at the end of the entrance corridor. Narrow steep stairs lead up to two bedrooms. Double room (4ft 6in bed) with fitted wardrobes and lovely views. Twin room with 3ft pine beds. Small bathroom with bath, shower over, hand shower attachment, basin and WC. From the living room a wrought iron spiral staircase leads down to the lower tiled level. Master bedroom with 4ft 6in pine bed, excellent range of fitted mirrored wardrobes and en-suite bathroom with large bath, handheld shower attachment, heated towel rail, basin and separate shower. Small bunk bedroom with full size 3ft bunk beds and walk-in hanging/storage cupboard. Separate WC with bidet and basin.

Outside:

Door from the conservatory dining room leads up a few steps to small level secluded garden overlooking the estuary with built-in barbecue, table, parasol, chairs, a stone bench set into the bank and a cosy corner ideal for sunbathing. Uneven stone steps, accessed by the sun deck, descend through a small gate to the shoreline. Discover the unusual folly on the way! Mooring suitable for boats up to 15ft.
